Soffit downlights and lanai lighting on a house at dusk.

A house can come from its builder with lights at the garage door and not much other light outside. We install the lights owners add afterward: under the eaves, on the lanai and patio, and out in the yard. Some of Wesley Chapel's newer houses stand on homesites 40 feet wide, where a light on a side wall faces the house next door at close range.

Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.

Where lights get added

Where a Builder House Gets More Light Outside

Each added light needs a mount, a circuit with room for it, and a control.

01

Under the eaves

Recessed soffit lights shine down on the walls and the walk below. Their cable runs through the attic, which is at its tightest where the roof meets the outside wall, so fixture positions are chosen with that reach in mind.

02

On the lanai and the patio

Wall lights, more ceiling lights, or a light over the grill can go on a roofed lanai, wired through the space above its ceiling. An open patio has no ceiling to work from, so its light comes from the house wall or from a post. A screen enclosure is aluminum frame and screen, with no wall cavity or attic to hide cable in.

03

A post light, and the yard

The cable to a post light at the driveway or the front walk runs below ground from the house. Where a neighborhood's utilities are underground, the route must avoid the power and cable lines already in the front yard, and Florida law requires a locate request through Sunshine 811 at least two full business days before digging.

Side-yard Lights

Side-Yard Lights When the Next House Is Close

On a narrow homesite, a floodlight mounted at the eave and aimed outward can cross the lot line before its light reaches the ground. Light pointed straight down, from the soffit or from a shielded wall fixture, stays in your own side yard. That's good practice between neighbors, and it's easiest to settle before the boxes go in.

Pricing

Free Estimates on Outdoor Lighting Installs

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

The warranty behind added lights

03

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Frequently asked questions

Adding to the Lights Already on the House

Do we need a permit to put up more outside lights?

Not for a like-for-like swap: Pasco County's permit exemptions include replacing existing light fixtures or switches. Lights where there were none require new wiring, and the county's residential electrical permit lists exterior home wiring among its examples of work. On a permitted job, we file the application and schedule the inspection.

Can new soffit lights come on with the coach lights?

They can, if the coach lights' circuit has room and a cable can reach from one to the other. One switch then runs both. On a switch of their own, the soffit lights can go off for the night while the coach lights stay on, and either set can run from a timer or a photocell.
