Repairs and new fixtures
How Cypress Village Sorts Outdoor Lighting Work
Cypress Village's 2025 amendment to its single-family deed restrictions added a definition of a well-maintained home, and outdoor lights are in it. The rules on this page are the village's. Oak Village and the other associations in Sugarmill Woods write their own.
A light that's broken or missing
A coach light with a cracked lens, a lamp post that has gone dark, or a bare box where a fixture used to hang falls short of that definition.
Where the fixture can be saved, it's repaired. Where it can't, a replacement goes up in the same place.
A light the house didn't have
Adding a fixture changes how the house looks from outside. A change to a home's exterior appearance may require approval from the village's architectural control board (ACB) and any applicable county permit before the change is made. Our Sugarmill Woods page lists the electrical jobs that it covers.
That approval has a time limit. The ACB's permit is valid for 12 months from the date it's issued, and if the approved work isn't complete by then, the owner has to reapply. New floodlights, a lamp post, or path lights approved in the spring need to be finished by the next spring. When a job needs a county permit, we apply for it.
Rates and Estimates
Outdoor Lighting Rates and Estimates in Sugarmill Woods
A light that has stopped working is a repair visit, and a new fixture or a replacement is quoted first.
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
When a fixture needs warranty work
05If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
Yard and landscape Lighting
Yard Lighting Stops at the Common Area
Cypress Village's plat marks its common areas with the letter Y. Nothing may be stored or erected there, including structures and fixtures, and no one may add, remove, or cut trees or plants there without a permit. A contractor is held to the same line as the owner: an encroachment into the common area is treated as a trespass, and the owner bears the expense of restoring the ground. Oak Village keeps owners' fixtures and tree cutting out of its common area as well, and that village calls it the greenbelt.
For path lights, uplights, and a lamp post, that sets the layout. Where a lot backs onto the common area, the rear lot line is located first. Fixture positions are then chosen on the lot, and the cable is buried on the lot. The trees behind the house may be the association's. A fixture that lights them still stands on your side of the line, and no limb is trimmed to clear its beam.
The coach light that broke is discontinued. Can a different one go up in its place?
Can a light go along the walkway behind our house?
