Porch lights here fade to chalk and crack. Lanais go dark once the sun sets. And the front of the house can be lit without a floodlight in the neighbor's window.

We install everything with weatherproof materials and recommend stainless fixtures and hardware where appropriate.

What florida does to Outdoor lights

Why Outdoor Fixtures Fail Here, and What Holds Up

Sun, humidity, and storms work on every outdoor light.

01

Heat and fading

Fixtures in full sun get hot, and plastic and painted finishes fade, chalk, and go brittle. A cracked lens or housing lets water in, and water ends a fixture's life.

02

Water where it doesn't belong

Wind-driven rain gets behind fixtures mounted without a proper seal, and into boxes that weren't made for outdoor use. That's when outdoor GFCIs start tripping, and sockets corrode.

  • Weatherproof boxes, gaskets, and sealed penetrations.
  • In-use covers on outdoor outlets, so a plugged-in cord stays covered.
03

Salt air near the Gulf

Closer to the coast, salt air corrodes ordinary screws and brackets. Stainless-steel hardware and stainless fixtures where they suit the house hold up better.

Where the Light goes

Entry, Lanai, and Yard: Planning the Light

01

Entries and walls

Front-door and garage lights, wall sconces, and address lighting. The goal is enough light to see a face and a keyhole, aimed so it doesn't glare into the street or a neighbor's window.

02

Patios and lanais

Ceiling fixtures, wall lights, and fans under the lanai roof, all rated for the location. A screen-enclosed lanai is still an outdoor space for moisture purposes.

03

Yards, paths, and the dark corners

  • Security lighting: motion-sensor floods and camera-floodlight combinations.
  • Landscape lighting: pathway lights, uplighting, lamp posts, and the wiring to feed them.
  • Permanent holiday lighting: programmable lights mounted along the roofline all year.

How Outdoor Lighting is priced

What Outdoor Lighting Costs Depends On

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

03

The size and number of fixtures, and how much trenching it takes to reach them.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Frequently asked questions

Choosing Fixtures That Last Outside

What's the difference between damp-rated and wet-rated fixtures?

A damp-rated fixture is made for covered areas that get humid but not rained on, such as under a solid lanai roof. A wet-rated fixture can take direct rain and spray. Using a damp-rated fixture where rain reaches it is how sockets corrode early.

Are LED outdoor fixtures worth it?

For lights that run for hours every night, yes: they run cooler and last longer than older lamps. The housing still matters as much as the LED inside it.

My porch light keeps burning out bulbs. Why?

Heat trapped in an enclosed fixture, a loose socket, or water getting in. A fixture rated for the lamp and the location is the fix to look at first.
