A lightning strike near a Wesley Chapel house can put a spike of voltage on the wiring inside it without touching the house. In a newer house, that wiring feeds more than appliances: one builder's standard package for a community here includes a smart-home controller and security panel, a video doorbell, and a Wi-Fi garage door opener.

Lightning and the wiring

How a Strike Down the Road Reaches Your Panel

Lightning that hits a power line, a pole, or the ground close by puts a brief, steep rise in voltage on the conductors it reaches, and the service wires carry part of it into the houses on that line.

Strikes in Pasco come almost daily through the summer, and the area between Tampa and Orlando takes more cloud-to-ground strikes than anywhere else in the continental United States, according to the county's 2024 hazard mitigation plan. With strikes that frequent, the exposure repeats, and smaller spikes wear on electronics over time. A large one can end a control board at once.

A whole-house surge device is wired in at the panel, where the house's circuits begin, and it limits the spikes that arrive on the wiring.

What a Strip can't cover

Electronics No Power Strip Sits in Front Of

A plug-in strip protects what's plugged into it. In a newer Wesley Chapel house, a good share of the electronics is wired in or plugs in where no strip goes:

  • Arc-fault and GFCI breakers: Each has a circuit board of its own, and they sit in the panel itself.
  • Switches and controls in the walls: Smart switches, dimmers, a video doorbell's transformer, and a smart-home controller are wired in.
  • The garage door opener: It plugs into an outlet on the garage ceiling, and newer openers carry Wi-Fi boards.

The surge-device rule

Whether Your House Already Has a Surge Device

Florida's building code has required a surge-protective device on a new home's electrical service since December 31, 2023. A house permitted before then wasn't required to have one.

To see whether your house has one, look at the panel and at the main breaker outside if there is one, for a small module or a double-width breaker with an indicator light and the letters SPD on its label.

Frequently asked Questions

Common Questions About Whole-House Surge Devices

Our house has two breaker enclosures. Which one does the device go in?

The code gives two places: at the service equipment, which is the enclosure that holds the main breaker, or at the next panel downstream. The device needs breaker spaces or a mounting spot that keeps its leads short, so the choice comes down to which enclosure has room for it.

The power blinks during afternoon storms, and the clocks reset. Will a surge device stop that?

No. A blink is a moment of low or missing voltage, and a surge device acts only on voltage that spikes too high. It won't keep a router or a computer from restarting. What it does during the same storm is limit a spike that can arrive with the blink.

Pricing

Surge Device Estimates for Wesley Chapel Homes

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

Coverage for the device and the installation

03

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
