Scattered rentals

A Rental Portfolio Spread Across Separate Addresses

An apartment unit's electrical system ends at the panel inside it. Everything past that, from the meters to the stair lights and the lot, is the property's.

A rented house has no building behind it: the meter, the main panel, the air conditioner's disconnect, the garage and outdoor receptacles, and the exterior lights are all part of the one address. That describes the larger group of Wesley Chapel's rentals. Of about 5,800 rented homes, the American Community Survey's 2020-2024 estimates put about 3,250 in houses and townhomes and about 2,100 in buildings of five or more units.

For an owner or a manager, that can mean separately metered homes at scattered addresses. What turns up at one address says little about the next: each house has its own panel, its own circuit directory, and its own history of additions.

A fault at a house or townhome can occur anywhere from the meter in, including a pool or irrigation circuit, if the home has one.

We don't install or service fire alarm systems or access control.

Frequently asked questions

When the Work Involves a Tenant

Who is responsible for smoke alarms when a new tenant moves into a rented house?

For a single-family home or duplex, Florida's landlord-tenant law puts that on the landlord: "Unless otherwise agreed in writing, at the commencement of the tenancy of a single-family home or duplex, the landlord shall install working smoke detection devices." A lease can change that, so check yours, and take questions about the statute to your attorney. We replace and add smoke alarms, including the kind wired to house power.

Does someone need to be at a tenant-occupied house for permitted work?

When a job needs a permit, we apply for it and schedule the inspection with Pasco County. Access for the inspector is the customer's part, and at an occupied rental, that means arranging the inspection time with the tenant when the work is inside the home.

A tenant wants an EV charger at a house we manage. Can you install it?

Yes. A charger at a rented house is a home installation, fed from that house's own panel. It changes the owner's property, so the decision belongs to the owner.

Pricing

Estimates and Hourly Billing for Rental Owners

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

03

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

Parts and labor coverage at a rental

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
