What gets flagged
What the Electrical Section of a 4-Point Report Flags
The electrical section of a 4-point report tends to flag three kinds of things, and each is fixed differently.
The panel itself
Inspectors note the panel's brand, age, and condition. Some findings mean the panel has to go; others are corrected inside the panel you have.
- Panel brands many Florida insurers won't write or renew a policy on, such as Federal Pacific and Zinsco.
- Panel age, and signs of heat, burning, or corrosion.
- Double-tapped breakers, where two wires share a terminal made for one.
- Open slots or knockouts where a breaker or filler plate is missing.
The wiring
The type and condition of the branch wiring get their own line on the report, and a few types are flagged in older homes.
- Aluminum branch wiring, found in some homes built before the late 1970s.
- Old cloth-covered or ungrounded wiring.
- Exposed wiring, open splices, or cable run without the protection it needs.
Other hazards an inspector may note
The rest are usually small items, quick to correct, but each still has to be fixed and shown fixed.
- Missing covers on junction boxes, outlets, or switches.
- Scorching or other signs of heat.
- A breaker sized wrong for the wire it protects.
- Some inspectors also note missing GFCI protection or smoke detectors.

How We Correct a report
How We Correct Your 4-Point Items
-
1
1. Send us the report
The electrical page of the 4-point report, or a clear photo of it, and your insurer's deadline if there is one.
-
2
2. The estimate
We look at the items on your report and quote them in writing. Items that can't be priced without testing are billed by the hour, and we tell you which ones.
-
3
3. The corrections
Each flagged item is repaired or replaced. A panel replacement comes with its permit, power-company coordination, and inspection.
-
4
4. A photo of every correction
The electrician photographs each item after it's corrected, so the proof matches the report line by line.
-
5
5. An itemized invoice
Your invoice lists every completed repair, with photos, ready to forward to your insurance agent or inspector.

If your inspection is for a home sale
A 4-point report is ordered for insurance. If you are selling or buying and want an electrician's own look at the devices and the panel, that is our electrical evaluation.
How 4-point Repairs Are Priced
How 4-Point Repairs Are Priced
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
What changes the price
04- Whether the report calls for a new panel or corrections inside the existing one.
- How much aluminum or older wiring there is, and how easy it is to reach.
- How many separate items are on the list.
- Attic access, and whether there's room to work under the home.
- What the building department asks for on a panel replacement.
Our warranty
05If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
