Home Wiring in Wesley Chapel, FL

Outlets Where the Furniture Is, Circuits for New Rooms|Licensed & Insured, EC13011268

A Wesley Chapel house can be young and still be short of power where the household wants it: no outlet on the island, nothing on the lanai wall, a home office living on power strips. We add the circuits and outlets, and the county permit that comes with them.

List the rooms and what you'd plug in there. A panel photo helps.

A Cat6 Run Versus One Added Outlet

Pasco County Building Construction Services issues wiring permits for Wesley Chapel addresses. Its residential electrical permit sorts the work into types, and two of them cover new wiring in and around a house: interior home wiring and exterior home wiring. Both ask for electrical plans, so a job that adds outlets in the family room and a circuit on the lanai is drawn up before it's filed.

The county's list of jobs that need no permit names residential low-voltage work, such as cable TV, internet, or security cable. New wiring isn't on it, and the county requires a permit for electrical work at any job value, so one added outlet is permitted work here, while a Cat6 run to the office can go in without one. For the owner, that puts the permit and its inspection inside the quote for any new outlet, however small the job.

How it runs

The Panel Gets the First Look

  1. 1

Your walls, your furniture, your plan

Tell us which walls need power and what will plug in there. A phone photo of each wall is enough to start.

  2. 2

    The panel's answer

The estimator adds the new circuits to the load the house carries today and checks the total against the panel while the plans are still a sketch. A full panel can mean a subpanel or an upgrade, and you hear that before the estimate is written.

  3. 3

    Data apart from power

Where the plan has both new outlets and Cat6, the two are run on separate paths, and the permit drawing shows the outlets and circuits the county is permitting.

  4. 4

The county permit and its inspection

Once you approve the estimate, we apply for the Pasco permit, which the county requires with electrical plans attached, and we schedule the inspection.

  5. 5

    Inspected, then shown to you

When the work is done, and the county has inspected it, the electrician walks you through what was added and which breaker feeds each new circuit.

What we cover

Island, Lanai, Office, Addition

An outlet on the island or a bare wall: A new box, cable back to the panel, and a new or existing circuit, whichever the load check allows.

Outlets and a fan on the lanai: A receptacle on the lanai wall, and a fan hung from a box listed to carry one.

A home office that outgrew its outlets: A circuit for the desk, so the computers and the printer get a breaker of their own.

A room added to the house: Everything the new room needs from the panel out, including GFCI-protected circuits if it has a bathroom and a feed for a mini-split. When the main panel is full, a subpanel can serve the addition.

A garage or a block wall: Surface conduit, strapped neatly where it runs, with the boxes mounted on the wall face so the block itself isn't cut.

A Cat6 run: A wired jack where the desk sits, or a cable up to a ceiling access point that runs on power carried by the cable itself. Where a desk sits by an old phone jack, the thin phone wire behind it gets a new Cat6 run for the data.

Pricing

What Sets the Price of New Wiring

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

Distance, access, and the panel

03

How long the run is from the panel, whether it crosses an attic or a block wall, and what the load check found all shape this part of the quote. Cat6 is priced by the run, so the number of cables, including those to ceiling access points, sets that part of the estimate.

04

Repairs to existing circuits

05

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

06

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installations, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

07

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

What Comes Up When Adding Power

We want outlets and a ceiling fan on the lanai. How does that fit Pasco's permit?

It goes on the job's permit and plans like any other new circuit. Outdoor outlets get GFCI protection and weather-resistant receptacles, with in-use covers where rain can reach them. The fan has to be rated for a damp or wet location, depending on how exposed the lanai is.

Our house heats with electricity. Does that change whether the panel can take a new circuit?

It can. The heat strips in an air handler are a large load, and the load check counts them along with everything else the panel already serves. About four in five occupied Wesley Chapel homes heat with electricity, according to Census Bureau estimates, so in most homes here, the check includes them. A photo of the air handler's label, if it's easy to reach, helps the estimator.

Our new induction range needs a bigger circuit than the old one had. Can our panel take it?

Possibly. A range is a large 240-volt load, and the circuit has to match the range's installation instructions. Send the model number with your request, and the load check will tell us whether the panel can handle it or needs work first.

Our home office runs on two power strips plugged into each other. Should we add a circuit?

Unplug one of the strips first: plugging one into another can overload the outlet feeding both. If the desk still needs more outlets than the wall has, or a breaker trips when a printer or space heater starts, a new circuit and outlets where the desk sits are the next step.

The previous owner added outlets in the garage. How do we know they were done right?

Have them tested. We check the outlets and their protection, match each breaker to the circuit it feeds, and inspect the connections in the boxes. A visit like that is billed by the hour, and you hear what needs correcting and what it involves before any of it is done.
