Custom Homes|Rough-In to Trim-Out|Licensed & Insured, EC13011268
Plans, the lot address, and your build schedule are enough to start.
- Licensed & Insured: Florida Certified Electrical Contractor EC13011268.
On a new build, the electrical gets settled long before anyone flips a switch. The number of circuits and the spot for every outlet and light are decided on paper, then built into the frame.
On new construction, we're typically hired by the general contractor. We wire custom homes from rough-in to trim, and, upon request, we put together the lighting and outlet design and the panel load calculation.
Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.
Electrical for a New home
What Goes Into a New Home's Electrical
The lighting and outlet design
When you ask for it, we develop the design concept from the plans: where fixtures, switches, and outlets go in each room, what gets a dimmer, and which spaces need their own circuits. It gives the owner and the builder something concrete to mark up before rough-in.
Sizing the service
The panel load calculation totals the electrical demand of the finished house: air conditioning, water heater, range, dryer, pool equipment, and anything planned for later. That number sets the size of the service and the panel.
Decisions worth making at the plan stage
Some things are simpler to frame in than to add later: a garage circuit for an EV charger, an inlet for a portable generator, outlets and fan boxes on the lanai. The electrical code also calls for a surge-protective device on a new home's service.
Alarms the law expects
Under Florida law, a new house with a fuel-burning appliance, a fireplace, or an attached garage needs a carbon monoxide alarm within 10 feet of each bedroom, in addition to the smoke alarms the building code requires.
Power before the house has it
Framing crews need power long before the meter is set on the finished house. Temporary construction power keeps their tools running on site.

Estimates
Pricing a New Build
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen the plans.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

Our warranty
04If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
