The Drawing Pasco Wants for a New Light
Pasco County's residential electrical permit lists interior home wiring among the jobs it covers and requires an electrical schematic plan showing the locations of fixtures, cables, switches, and outlets. A light where there was none is new electrical work, so it goes through that permit with its schematic, and the cable route has to be worked out before the paperwork can be.
Raising a ceiling or redoing a kitchen or bath is a different filing. The county lists kitchen and bath upgrades and ceiling lifts as remodel work under its alteration permit, which requires construction plans and, from a licensed mechanical contractor, energy and load calculations. For those jobs, the new lights are laid out during the remodel, so their positions are set while the ceiling is still open.
How it runs
Sorted at the Visit: Swap, New Light, or Remodel

1
Photos of the ceilings
Photos of each room help, and so does a fixture's weight or the number of cans you're picturing.
-
2
Swap, new wiring, or remodel: decided at the visit
At the house, we check what sits above each ceiling and where a cable can travel. That settles which of the three jobs you have, and what gets ordered for it.

The permit that matches the job
For new lighting where there was none, we apply for the Pasco County electrical permit and schedule the inspection. When the lighting is part of a ceiling lift or a remodel, it goes on that job's permit, whether the contractor or the owner holds it or we pull our own. A plain fixture swap goes straight to the install.

Fixtures up, dimmers shown
Before we leave, every new light is switched on, and the dimmers are run from low to full in front of you.

What we cover
From the Ceiling Box Down
A swap on a box that's already there: A larger dining fixture, a pendant where a flush mount was, or a new sconce on an existing box.
A first light for a room without one: For example, a bedroom or den where the wall switch runs an outlet; the switch is kept, and the new light is wired to it.
Lighting inside a remodel: Cans for a kitchen whose ceiling is going up, strips under new cabinets, a vanity bar for a rebuilt bath, and track or step lights where the plan calls for them, laid out with the rest of the remodel.
LED dimmers and smart switches: Picked for the lamps and the number of fixtures on each circuit, so a hallway of six cans and a single pendant don't end up on the same kind of control.
Pricing
What a New Light Adds to the Quote
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
Lighting in a remodel is priced based on the remodel's plans once the ceiling layout is drawn. A light added outside a remodel is priced from the route its cable takes from the switch, which the visit settles.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Our warranty
04If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
