4-Point Inspection Electrical Repairs in Wesley Chapel, FL
Report Items Corrected and Documented for Your Insurer|Licensed & Insured, EC13011268
In Wesley Chapel, a 4-point report can accompany a house purchase: the new owner applies for a policy, and the insurer wants the electrical section of an older house inspected first. Kennedy Electric corrects the electrical lines in that report and itemizes each one with its photo on an invoice you can forward to your agent.

At a glance
Why the Form Shows Up at Closing
For a Citizens policy, a house more than 20 years old needs a 4-point before the application goes through, and other insurers draw their own lines. About 7,356 Wesley Chapel homes were built before 2000, and another 10,822 went up from 2000 to 2009 (Census Bureau estimates, 2020 to 2024).
An estimated 4,715 of the 19,452 owner households here moved in during 2020 or later. For the buyers of older houses among them, the purchase came with a new policy application and, at Citizens, the age rule above. The 4-point covers the roof, plumbing, and heating and cooling as well; the electrical section is the part we work on.
How it runs
How a Report Turns Into Corrections
-
1
Your report and its due date
Say whether the date that matters is a closing or a renewal, and whether the insurer named a deadline for the repairs.
-
2
One price beside each line
The quote follows the report's own order, one price per item. Where an item has to be tested before anyone can say what it needs, the quote says so, and that testing runs at the hourly rate.
-
3
Corrections, and a date for any panel swap
Each line is corrected as the report describes it. A panel swap is dated with you in advance, since the power is off at the meter while the panel is changed. If that date and the insurer's deadline don't line up, tell your agent early; the report's other lines can still be corrected first.
-
4
Photos and an itemized invoice
Each correction is photographed when it's finished, and the invoice lists the corrections with those photos for your agent. The 4-point itself stays with the Florida-licensed inspector your insurer accepts.

What we cover
The Electrical Lines We Correct
A panel the insurer won't take: If the report names Federal Pacific, Zinsco, or another brand many insurers won't take, that panel is replaced under a Pasco permit.
Inside a panel that stays: A doubled-up terminal, a slot missing its filler plate, or a breaker too big for the wire on it, each set right without replacing the panel.
The wiring-type line: Single-strand aluminum branch circuits pigtailed with AlumiConn connectors, or the circuits rewired.
Old or unprotected wiring: Exposed cable protected and open splices closed inside covered boxes; cloth-covered or ungrounded runs quoted for what the report asks of them.
Hazards found around the house: Scorching at a breaker, outlet, or connection traced back to its cause, plus GFCI protection or smoke detectors where the inspector listed them.
Our itemized invoice lists the aluminum circuits and each connection we corrected, with photos. Pass it to your agent with the original report, and whoever reviews the repairs can match each line to its fix.
Pricing
Quotes Built From Your Report
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
The quote follows your report line by line. A correction within the panel is priced as its own line, and a new panel is quoted with its Pasco permit and inspection included in that line.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Our warranty
04If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

The previous owner replaced the panel. How do we prove what year?
