The same form

Where a Manufactured Home's Answers Come From

The inspector fills out the same form for a manufactured home as for a house. It records the year the home was built, a main panel and a second panel, the kinds of wiring present, and a checklist of electrical hazards. Citizens wants serious hazards repaired before anyone applies for coverage.

About 1,000 of the roughly 1,750 occupied mobile homes in Zephyrhills were built before 2000, old enough for the 20-year rule to reach them. On a manufactured home, the wiring line and the panel lines get their answers from places a site-built house doesn't have: the date on the home's data plate and a service post out in the yard.

The Aluminum Line

What the Aluminum Line Turns On

The inspector marks any branch-circuit aluminum wiring and describes where it's used. If the wiring is the single-strand kind, the repair details go in the report, with separate documentation certified by a licensed electrician. On a manufactured home, the answer starts with the build date.

01

Homes built after June 15, 1976

A manufactured home built after that date had to be certified to federal construction standards, and those standards, as written today, don't accept aluminum for branch-circuit wiring. On a home from these years, the question is usually about wiring added after the home left the factory. The heavy-stranded aluminum cable that can feed the home's panel from the post isn't branch wiring; multistrand aluminum is listed as a wiring type in its own right, separate from the single-strand kind that has to be documented.

02

Homes older than the standards

For a mobile home built before that date, aluminum wasn't ruled out, so the answer comes from what the inspector finds at the panel and the devices. Where single-strand aluminum is found, the repair is made at every connection on the affected circuits, or those circuits are rewired. The form has a checkbox for each of two connection repairs, and ours is one of them, the AlumiConn connector.

Two panels

The Panel Columns at a Home With a Service Post

For each of the two panels, the form asks for the type, amperage, age, brand, and the year it was last updated. A manufactured home with its meter on a post or pedestal can fill both columns: the equipment on the post, which holds the home's main disconnect, in one, and the panel inside the home, fed from the post, in the other.

A finding is corrected in the box where it was written, so the quote depends on which of the two the inspector meant. In a land-lease park, equipment on the park's side of the pedestal is generally the park's to correct.

Estimates and billing

Quotes for Report Items on a Zephyrhills Home

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

03

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

What's warranted once the items are corrected

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Frequently asked questions

Reading the Report on a Manufactured Home

Where do I find the date my manufactured home was built?

On its data plate. The plate is required near the main electrical panel or in another easy-to-see spot, and it shows the date of manufacture. Each section of a home built after June 15, 1976, also carries a certification label on the outside. A home with neither may be older than that, or the plate may have been painted over or removed. The title or registration shows the model year either way.

The inspector checked copper-clad aluminum. Is that the same finding?

Not on the form, which gives copper-clad aluminum a box of its own and writes its repair questions for single-strand aluminum. The federal standards for manufactured homes treat the two alike, though: neither is accepted for branch circuits. How an insurer reads that box is up to its underwriter, so ask your agent before any work is ordered.
