4-Point Inspection Electrical Repairs in Spring Hill, FL
First 4-Points on 2000s Houses|Panel, Breaker, and Wiring Items Corrected|Licensed & Insured, EC13011268
Attach the inspector's electrical section, and give us your deadline.
The house you bought new in 2004 is now old enough that an insurance application asks for a 4-point inspection. For a house that age, it may be the first time anyone has written down the panel's age, its amperage, and what has been added to it since the builder left.
Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.

What We Correct
Items We Correct on a House Built in the 2000s
- Breakers added after the builder: A breaker put in later for a pool heater, a generator hookup, or a workshop, checked against the wire it protects and changed where the size is wrong.
- A second panel: A subpanel added for a garage, an addition, or pool equipment gets its own column on the form, so its cover, knockouts, and feeder get the same attention as the main.
- Outdoor disconnects and boxes: Twenty-some Florida summers can leave corrosion at the air conditioner's disconnect and outdoor boxes, and corrosion is one of the hazards the form lists.
Items that belong to older houses, such as a Federal Pacific or Zinsco panel or aluminum branch wiring, have their own pages.
Why Now
Why Spring Hill's 2000s Houses Are Due Now
Citizens moved its line to 20 years
Citizens Property Insurance requires a 4-point inspection for property owner, dwelling, and mobile home applications on properties more than 20 years old. That line was 30 years until policies taking effect on or after February 1, 2022. A Florida-licensed inspector checks the electrical system, plumbing, heating and cooling, and roof, and reports the age, type, and condition of the wiring.
13,687 houses from one decade
The Census Bureau's 2020-to-2024 estimate counts 13,687 Spring Hill homes built from 2000 to 2009, the second-largest decade after the 1980s, out of about 49,000. Each of those houses crosses the 20-year mark during the 2020s, and one that has kept the same insurer since it was new may be getting its first 4-point now, on the panel and circuits it was built with.
A panel that age is younger than the 30 years at which we recommend replacement on age alone.
How we work Through the report
Working Through the Inspector's Electrical Section
-
1
1. Each item matched to its line
We read the electrical section against the form.
-
2
2. The additions traced
Breakers and subpanels added since the house was built are identified, so a finding can be tied to the circuit it came from.
The inspector marked the amperage as not enough for current usage. What happens next?
Our house turns 20 next year. Is it worth fixing anything now?
Our insurer isn't Citizens. Does the 20-year rule apply?
Estimates and billing
Written Quotes for Listed 4-Point Items
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
Our warranty
04If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
