Meter base and electrical panel on the outside wall of an older house.

A 60-amp electrical service doesn't meet Citizens Property Insurance's rule for a new policy. A new-business application must show at least 100 amps, and 60 amps remains acceptable only on a policy that took effect before the rule's cut-off date. City officials have said some New Port Richey houses date to the 1930s, 1940s, and 1950s, and one of them can still be on its original 60-amp service.

Older houses and the Form

Where an Older House Meets the 4-Point Form

On a house that old, the electrical section of a 4-point inspection can turn on lines a newer house passes without a second look. The Citizens' sample form shows them, and its note to agents says that an application can't be submitted for a property whose electrical system has existing hazards or deficiencies. Other carriers set their own minimums.

Amps, Fuses, and Old Cable: What Corrects Each

Inside the city, a service upgrade goes under a Building Division permit, and the shut-off and reconnection are scheduled with Duke Energy.

What the Repair Leaves on Record

After a service upgrade, the main panel is a breaker panel, and its rating is the number that goes on the total-amps line. The city's permit and its inspection are on record for the address.

Frequently asked questions

How Far the Corrections Have to Go

We're buying a 1950s house whose owner has been insured for decades. Does the 60-amp allowance come with it?

Not under Citizens' published rule. The allowance is part of a policy that took effect before September 1, 2012. A buyer's application is new business, and so is an existing policy that gets rewritten. For new business, the minimum is 100 amps. Knowing the service size before closing tells you whether an upgrade is part of the purchase.

Can the old circuits be replaced without rewiring the whole house?

Yes, where only some of the wiring is old. The cloth-insulated and knob-and-tube circuits are the ones an inspector records, so those are the ones replaced. In one house, that's a few original circuits that earlier remodels left in place. In another, it's most of the wiring. New cable is fished through the attic or the crawl space where it can be, and walls are opened where it can't.

Pricing

Pricing the Corrections on a New Port Richey 4-Point

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

03

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

Corrections under our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
