Parking Lot Lighting in Spring Hill, FL

Poles Relit, Heads That Match, One LED Plan for the Lot|Licensed & Insured, EC13011268

Hernando County counts working lights as part of the upkeep every business parking lot owes, so a dark pole in a Spring Hill lot is a repair the property owes. Kennedy Electric repairs the pole lights on plaza, office, and business lots, and estimates LED conversions for one head of your choice for the whole lot.

At a glance

Kept Lit and Designed as One Site

In Hernando County, off-street parking and loading areas must be well maintained, free of potholes and broken curbs, clearly striped, and have all lighting in working condition. That covers the whole lot, so a dark pole in the back rows or over the loading dock counts as much as one by the door.

A second county rule for commercial lighting requires that pole heights and fixture types be consistent and coordinated across the entire site. Years of one-off replacements can leave a lot with orange sodium heads, white metal halide, and a few LEDs of different shapes, which is why a repair or a conversion is best planned against one spec for the lot.

How it runs

Matching What the Lot Already Has

  1. 1

Reading the spec off the working poles

Before anything changes, the heads that still work show what the lot was built with: the head type and lamp, the light color, how each head mounts to its arm or pole top, and the height the poles stand. A site plan or an older lighting drawing, if you have one, fills in the rest.

  2. 2

Dark poles brought back to that spec

A burned-out lamp, a dead ballast or driver, or a loose connection is repaired, so the pole lights like its neighbors once it's back on. A head that can't be saved is replaced with one from the same family, as long as that family is still made.

  3. 3

One LED choice, if the heads are changing

When the owner decides to move the lot to LED, one head is chosen for the whole lot: its light color, its cutoff optics, and its mount. The estimate is built pole by pole on that one head, so a lot converted in stages can still end up uniform.

  4. 4

The lot's head, kept on record

Once the lot runs on one head, the estimate names it, and that is the head every later replacement can be ordered to match. A pole that fails next year comes back looking like the rest without anyone reading the spec off the poles again.

What we cover

Every Light on the Lot, by Where It Stands

The row along the road: Frontage and property-line poles, the ones drivers see first, relit with the same head as the rows behind them.

Rows between the parking aisles: Single heads, twin heads on one pole, and back-to-back mounts, repaired or replaced where a head can't be saved.

Drive lanes and the entrance: The poles that light the way in and the turns between aisles, where a dark head leaves a stretch of drive lane in shadow, are relit to match the rest of the lot.

Wall packs and canopy lights: Fixtures on the building and over a drive-through or entry, which can share the poles' light color so the building and the lot read as one site.

The panel and the controls: The breaker, contactor, and photocell or time clock that switch the lot, tested and then repaired or replaced.

Pricing

One Rate for Repairs, One Estimate for the Lot

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

The Odd Pole Out

Only two heads are out. Can we put LED in just those two?

You can, though the lot will show it. Two new LED heads among older sodium or metal halide heads usually light whiter, throw their light differently, and look different on the pole, and the lot loses the matched look it was designed with. The cleaner choices are to match the existing lamp type for now, or to pick the LED head for the whole lot and start the conversion with the two that failed.

A delivery truck knocked down one of our Spring Hill poles. What goes back up?

A pole as tall as the rest of its row, carrying the same head. Our part is the electrical: the wiring at the base is checked before the head goes back up, since a hit hard enough to bend a pole can also loosen or crack the connections inside its base, and a head put back on damaged wiring can go dark again. Matching the height keeps that pole's light spread like its neighbors', so the row keeps the even pattern it was laid out for.

A tenant says they'll report our dark lot to the county. What happens then?

The county's code compliance officers are expected to begin investigating a complaint within 10 business days of receiving it, and the person who files it generally must provide a name and address before enforcement can proceed. A lot with every pole lit is the plain answer to it, so book the repair as soon as you hear of the complaint.

Our parking is on the lot next door, under an agreement with that owner. Does the county's upkeep rule reach those lights?

Yes. Hernando lets a business keep its required parking on its own parcel or the one beside it, or, with the county's approval, on another parcel within 400 feet. Wherever it sits, it's off-street parking, so the upkeep rule covers its lights. When you book, say which parcel the dark poles stand on, so the visit starts at the right lot.

Our old heads give off orange light, and the new ones look blue-white. Can the color be matched?

Close, if it's chosen up front. LED heads come in a range of color temperatures, and a warmer one sits nearer the old sodium glow than the blue-white of your newer heads.
