Electrician in Sugarmill Woods, FL
Panels, EV Chargers, Lighting, and Repairs|Work Planned Around Village Rules|Licensed & Insured, EC13011268
Sugarmill Woods was platted in 1972 as six villages and about 24,000 lots, and its property owners' associations still write and enforce the rules for how a house looks from the street.
Plenty of electrical work stays inside the walls and the panel. The jobs that show on the outside, such as a generator inlet, new floodlights, or landscape lighting, go through those rules first, and we plan them that way. Sugarmill Woods is one of the communities where we already do a lot of work.

Local conditions
Electrical Work Under Sugarmill Woods' Village Rules
The six villages are Cypress, Oak, Pinewood, Palm, Orange, and Meadow Run, and the main property owners' associations each administer and enforce their own restrictions. The examples below come from Cypress Village's single-family deed restrictions (2024, as amended April 2025 and May 2026). If you live in another village, your association's rules decide the details.
Exterior changes go to the board before we schedule
In Cypress Village, the Architectural Control Board reviews construction and changes to a home's exterior, and the restrictions treat such alterations as a violation when an owner makes them without the board's permit where one is required. For electrical work, that covers the jobs you can see from outside:
- A generator inlet box on an outside wall, for connecting a portable generator.
- Floodlights, motion lights, and wall fixtures on the front or sides of the house.
- Landscape and pathway lighting, including the trenching for it.
- An EV charger or disconnect mounted on an exterior wall.
Our emailed estimate spells out the equipment and where it goes, which gives you something in writing to take to the board.
Underground service from the pole
The same restrictions require every home to have underground electrical service from the utility pole to the house. That shapes any job that changes the size of your service. Moving up to a larger service for a panel upgrade means new capacity through a buried run, not a swap of wires overhead.
Which part of that underground run belongs to the power company and which part is yours depends on whether Duke Energy or WREC serves your address. We coordinate the shut-off and reconnection with the power company on the day of the work. On your side, the work ends at the meter base and the conduit where the service comes up the wall to it.
Buried power to a backyard shed
Those restrictions also treat a shed as its own project: it needs the board's permit and the county's before it goes in. Electrical service to a shed is allowed only if the service line is buried and installed by a licensed contractor, and proof of that licensed work goes to the board with the shed permit.
That rules out an overhead line from the house. We trench the feeder from your panel, and the shed gets a circuit or a small subpanel sized for what you'll run there, whether that's lights and a few outlets or a workbench with power tools. The work is done under our Florida license, EC13011268, which the board requires.

How a visit works
Scheduling Us in Sugarmill Woods
From our shop to the east side of Sugarmill Woods is about 20 minutes; homes toward US 19 on the west side are farther. Sugarmill Woods covers more than 26 square miles, so give us the full address and your village when you call.
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

Permits
County Permit and Association Approval Are Two Separate Steps
Sugarmill Woods is unincorporated in Citrus County, so electrical permits are issued by the Citrus County Building Division. When a job needs one, we pull it. The county permit covers the electrical work itself. Your association's approval covers how it looks from outside.

Holiday lights that stay up
The deed restrictions quoted above allow outdoor holiday decorations no sooner than 30 days before a holiday and require them to be taken down within 15 days after. Permanently mounted lights stay on the house between holidays, so ask the board whether it treats them as decorations or as an exterior change, and the controller can keep them dark outside the allowed window.
Pool equipment behind a short fence
The same restrictions cap a fence that hides pool equipment or an AC unit at 4 feet, and that fence needs the board's approval and county permits before it goes up. When a new pump or heater goes in, plan its pad, its disconnect, and the fence together so the disconnect stays easy to reach.
Service drawn on the new-home site plan
For a new house, those restrictions require the water and utility supply lines to be drawn on the site plan, so the buried electric service route is fixed at the design stage.
Lighted house numbers
Oak Village's amended and restated restrictions call for every home to have lighted house numbers, at least 4 inches high and clearly visible from the street. If the numbers on your house aren't lit, a lighted address fixture near the door can meet that rule, wired to come on at dusk.
