Commercial LED Lighting in Spring Hill, FL

Ceiling Fixtures, High-Bays, and Outdoor Wall Lights|Licensed & Insured, EC13011268

When a fluorescent fixture in a Spring Hill store or office starts to fail, we'd rather convert it to LED than patch it. Kennedy Electric converts the lighting in a single office or an entire building and replaces the wall and canopy lights outside it.

One fixture photo is enough for us to start planning the conversion.

At a glance

Spring Hill Storefronts, From the 1960s On

A Hernando County planning study describes a strip shopping center on Spring Hill Drive that went up in the late 1960s, planned as a neighborhood business center along a main road. The same study points to the large-format centers along US 19 and the commercial cluster at Spring Hill Drive and Mariner Boulevard. Buildings from those different decades line the same commercial roads, and their fixtures can differ as much, so the conversion method is chosen fixture by fixture.

Outside, the county's lighting standards for retail, office, and other commercial development call for fixtures that are full-cutoff or shielded, and no light may spill across the property line. So outdoor LED replacements are chosen from cutoff or shielded types.

How it runs

Counted, Planned, Permitted, Lit

  1. 1

    A list of every fixture

Every fixture is counted and sorted by type, with its mounting height and whether it's on emergency backup. Outdoor fixtures go on a list of their own, because each one comes back as a cutoff or shielded type.

  2. 2

    Rewire, kit, or replace

Good sockets and a clean housing can be rewired; tired sockets or a yellowed lens call for a kit; a rusted housing comes down. The estimate we email shows which of those each fixture type gets, so you can see what's being rewired and what's coming down.

  3. 3

The county's answer on a permit

No fixture comes down until the permit question is closed. If the county wants a permit, we pull it from the Hernando County Building Division.

  4. 4

Section by section, lights on at the end

Rooms go dark one section at a time, or the work is done before you open, so the rest of the building stays lit. Each section is switched on and checked before the crew moves on, and a fixture rewired for LED tubes carries a label warning the next person to use LED tubes only.

What we cover

What a Spring Hill Retrofit Can Include

Sales floors and offices: The 2x4 and 2x2 ceiling fixtures over desks and display racks, rewired to run LED tubes, fitted with an LED kit inside the housing, or swapped for a new flat panel.

Stockrooms, back halls, and stairwells: The plain strip and wrap fixtures nobody looks at until they fail, kept where the housing is sound and replaced where it isn't.

Warehouse and shop floors: Tall high-bays running metal halide lamps or banks of fluorescent tubes, taken down and replaced with LED high-bays.

The outside of the building: Wall and canopy fixtures replaced with LED cutoff or shielded types that keep their light aimed down.

Fixtures with emergency backup: Fixtures that stay lit in an outage get an emergency driver rated for LED, or a stand-alone emergency light, so the space doesn't go dark when the power does.

Fixtures that already failed, and ones you bought: We find why a fixture is dark or flickering and fix it, put in a new fluorescent ballast if you want to stay with fluorescent, and hang fixtures you supply, provided they carry a UL or ETL mark.

Pricing

Quotes by the Fixture, Repairs by the Hour

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

If the Lights Are Coming Out Soon

We're only swapping old fixtures for LED ones. Does a Spring Hill business need a permit for that?

Possibly. Hernando County's permit exemption list includes replacing lighting fixtures, but it states that the exemptions don't apply to commercial buildings or properties. So, for a store or office, treat the permit as an open question until the county answers. If a permit is needed, the conversion waits until it's issued.

Our high-bays hang over shelving in the back. Does that change the job?

It changes how they're reached. Each row's mounting height goes on the fixture list, along with whether the shelving under it needs to be cleared, so the work in that aisle is planned for a day when the stock can be moved. Where those high-bays are metal halide, the change also ends the wait after a power blink: a metal halide lamp must cool and restrike before it relights, whereas an LED high-bay comes back on as soon as the power does.

Half our tubes are already LED, the plug-in kind. Do those need converting too?

Probably, in time. Plug-in LED tubes run on the fixture's old ballast, so when that ballast fails, the new tube goes dark with it. Once the fixture is converted, there's no ballast left to fail, and the conversion can happen fixture by fixture as each ballast gives out or all at once.

We're moving into a former retail unit on US 19 that still has fluorescent fixtures. Convert now or after we open?

Before you open is usually easier. An empty unit has no customers or staff to work around. Tell us the unit's address and when you get the keys, and bring the lease's work letter if it says anything about lighting, since some leases say who pays for fixture changes.

A few of our new LED fixtures flicker or buzz. Is it the fixture or the wiring?

It can be either. A failing driver, a dimmer that doesn't suit the fixture, or a loose connection can each cause it, and testing can tell them apart. Note which fixtures do it and when, for example, only when dimmed or only on one switch, because that narrows the test. If only the dimmed fixtures do it, the dimmer is the first thing we test; if a whole row flickers together, the circuit or a shared connection is the first suspect.
