Home Lighting in Land O' Lakes, FL

Ceiling Lights for Larger Land O' Lakes Houses|Licensed & Insured, EC13011268

In a house with eight or nine rooms, a lighting change can extend beyond the first room. Kennedy Electric prices the swaps, the new ceiling lights, and the three-way switches on a single list, so the cable routes and the controls are planned together.

Photos of each room help the estimator plan the list.

At a glance

What Nine Rooms Mean for New Lights

The median home in the Land O' Lakes census area has just over six rooms, about 2,300 have eight, and about 2,400 have nine or more (Census Bureau survey figures, 2020 to 2024). More rooms mean more ceiling boxes and switches, and more chances that a fixture change in one room turns into a list for the house.

Pasco County splits a list like that in two. Replacing existing light fixtures and switches is exempt from a county permit, while new lights and the cable that feeds them count as interior wiring, which requires a permit. So the first job on a long list is sorting the swaps from the new lights, because the two groups go through different paperwork.

How it runs

Planning a Long Lighting List

  1. 1

    The list you start with

Room by room: what's there now, what you'd like instead, and photos. If you've bought fixtures, check that each is listed by UL or ETL, and note its weight from the box. Mark the rooms where you'd like dimmers too.

  2. 2

    New light spots agreed first

Where the list adds lights, their spots are settled with you first, because the plan for the county permit has to show them. We apply for that permit and book its inspection.

  3. 3

    Rooms grouped by route

Rooms with an attic above get their cable from there. A downstairs room with living space over it is reached from the switch side, which can mean small openings in the drywall along the way, so those rooms are planned together.

  4. 4

Controls that match across the house

Dimmers are matched to the LED lamps they'll run, and switch styles can stay the same from room to room. Smart switches let you set lights on a schedule or control them from a phone. The dust and debris are cleared from each room before we leave.

What we cover

Where the List Goes in a Bigger House

Bathrooms: The builder's light bar comes down, the box behind it is checked, and a fixture as wide as the mirror needs goes up in its place. Where a shower has no light over it, one rated for the spot can go in: damp-rated over the shower, wet-rated where the spray reaches it.

Bedrooms without a ceiling light: A new box and fixture, with the cable brought in from the attic where there is one and a wall switch by the door.

Kitchens. Recessed lights over the work areas and under-cabinet lights along the counters, each on a switch within reach.

Dining and living rooms: A heavier fixture, such as a chandelier, on a box rated for its weight, with a dimmer if you'd like one. A fixture over the dining table is hung at the height you pick, with the table where it will stay.

Hallways and stairways: Lights spaced along the run, so the far end of a long hall isn't left dark, with a switch at each end where the hall or stair has two ways in.

Walk-in closets: A first light where there's none, placed clear of the shelves and the hanging rod, with its switch outside the door.

Pricing

What Moves the Price on a Long List

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

On a long list, the total is mostly a count: how many fixtures go up on boxes already there, and how many rooms need a new light and its cable. Rooms reached from the same attic share a route, and the estimate prices them that way.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installations, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

When a Light Needs More Than a Swap

Our house has nine rooms and the original light bars in three bathrooms. Can that all go on one estimate?

Yes. Give us the whole list and the estimator prices it together. The work may take more than one day, depending on how long the list is and how many rooms need new cable.

We're in a townhome, and the first floor has no attic above it. Can we still add a ceiling light?

It may be possible, with more planning. The cable can't simply drop from an attic, so the estimator looks for a route from the switch side through walls and ceilings that belong to your unit. If anything along the route belongs to the association, such as an exterior wall or a shared ceiling, check the association's rules before booking the work.

We'd like a heavier fixture in our mobile home. Is that possible?

It can be. A mobile home's ceiling panel isn't there to carry weight, so the fixture has to hang from a box held by the framing above it. Send us the fixture's weight and a photo of the ceiling where it will go, and the estimator checks what's there first.

Our hallway light only has a switch at one end. Can you add one at the other?

Yes. A light switched from two places runs on two three-way switches, one at each end, with a new cable between them. The new switch can go on the side of the doorway your hand reaches first. In a two-story house, the same pair of switches does the job at the top and bottom of the stairs.

The new fixture is smaller than the old one. What happens to the paint line on the ceiling?

Sometimes the new canopy covers it. When it doesn't, the old outline or any patch around the box needs painting or drywall finishing, and who does it is settled before the work is booked. If you know the new fixture's canopy size, include it with your request, and the estimator can tell you whether it's likely to cover the old outline.
