Pressure switch and shut-off at a residential well, wired by Kennedy Electric.

Some Land O' Lakes homes pump their own water from a private well, on one circuit from the house panel. The pressure switch, the controls, and the shut-off on that circuit are usually mounted at the well, low and outdoors.

Above Ground

Which Parts of a Well Pump Circuit Sit Above Ground

The type of pump at a well determines which electrical components are above ground.

01

A submersible pump

The pump and motor hang inside the well. Above ground are the pressure switch at the tank, the shut-off, and, on a three-wire pump, a control box that holds the motor's starting parts. A two-wire pump has those parts inside the motor.

02

A jet pump

The pump and motor sit above ground, beside the well or the tank, so the motor is as exposed to standing water as the pressure switch is.

After a flood

Well Wiring After the Yard Floods

A yard can flood without the house taking on water, so the indoor panel can stay dry while the equipment at the well goes underwater: the pressure switch, a jet pump's motor, and the fittings where the conduit leaves the ground.

A pressure switch and a control box aren't sealed, so floodwater leaves silt and moisture on the contacts that carry the pump's current. Wire made for an underground run is rated for wet locations, but its ends at the well and at the house are not.

We check the wiring in a flooded home before power is restored, and the pump circuit is part of the well lot's wiring. A shut-off, a breaker, or a control whose contacts sat under water is replaced, not dried and reused. Whether the water is fit to drink is a separate question for the county health department and a well contractor.

Don't turn a flooded well pump back on until the circuit has been checked. Do not wade to the well to reset the pump. Rubber boots and gloves are not protection from electric shock.

Wear and Damage

Wear and Damage on a Well Pump Circuit

  • Pressure switch contacts: Each pump cycle pits them a little, and burned contacts can keep the pump from starting.
  • The control box: It holds a start capacitor and a relay. When either fails, the motor can't start, though the pump itself may be sound.
  • The buried run: The wire to the well can be nicked by digging or damaged where it leaves the ground.
  • The breaker and the shut-off: A loose or corroded connection at either one heats up under the pump's load.

These faults can often be found without pulling the pump.

Septic pump and lift station circuits are part of the same service.

Frequently asked questions

Who Works on the Pump

Can you replace a well pump that has failed?

No. A well contractor repairs or replaces the pump. Our work is the power to it, run new or repaired.

Billing

Billing for Well Pump Circuit Work

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

Warranty on pump circuit work

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
