Outside the City Line: Permits and Power
The county issues the permit
Dade City North is an unincorporated community. Dade City's building department issues permits only for Dade City, San Antonio, and Saint Leo, so electrical permits here go through Pasco County Building Construction Services. A panel replacement or a new service on a Dade City North house is filed with the county, and we file it there.
If you're not sure which side of the line an address falls on, the Pasco County Property Appraiser's site lists the jurisdiction for any property. Dade City's own building department points people to that lookup.
Which utility serves the house? Your electric bill answers it. That matters when a job needs the power shut off at the meter, because the utility on the bill is the one we arrange it with.
Pasco County releases the power
In the county's jurisdiction, the power company doesn't re-energize permitted electrical work on its own say-so. Pasco County Building Construction Services sends the power company a power release, and it goes out only after the county's electrical inspector passes the final inspection. The county's written policy states that neither the contractor nor the electrician may request that release directly from the power company.
For a service change or a new panel in Dade City North, the order of the day is: the power company authorizes the shut-off, we do the work, the county inspects, and the release goes out before the power comes back. For a mobile home, the county also requires every setup inspection to pass before it releases power. We schedule the county inspection and coordinate the shut-off and restore with the power company.
County Rules by service
Pasco County Rules Behind Dade City North Jobs
A temporary pole for a new build
A house going up in Dade City North gets its temporary power pole under Pasco County's rules. A residential pole of up to 60 amps is subject to the building permit's first electrical inspection, noted as the pole inspection, and passing it sends the county's release to the power company. A residential pole rated over 60 amps requires its own electrical permit.
Before a new house gets its permanent power
Pasco's checklist for releasing permanent power to a new house asks for more than our passed final electrical inspection: the septic final, the elevation certificate, and paid impact fees are on it too. Short of that, the county's inspector can allow temporary power to a nearly finished house, for example to run the air conditioning while wood floors and cabinets go in, on a notarized release form.
A remodel's wiring drawn out first
For interior or exterior home wiring, Pasco's permit submittal asks for an electrical plan showing where the fixtures, cables, switches, and outlets will go. On a Dade City North remodel, that settles the layout on paper before the county sees the application.
Generator hookups on the county's form
Pasco's residential electrical application asks at the start whether the job is for a generator, and later asks which power company serves the address. A generator inlet and interlock in Dade City North go to the county, flagged as generator work, with the utility from your electric bill listed on it.
An above-ground spa on the plan
For an above-ground spa, Pasco asks for a floor plan showing where the spa sits against the house and the windows near it, with its electrical components marked. The spa's disconnect has to be within sight of it, so its spot belongs on that plan from the start.

Return Visits and Billing
Return Visits and Billing
We prefer to send the electrician who did your last job, unless that person is booked for your time frame or the work needs a different skill.
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
