Panel Upgrades for New Loads|EV Chargers and Repairs|Licensed & Insured, EC13011268
A house built in 1996 turns 30 this year, and so does its panel if it hasn't been replaced. By the Census Bureau's estimate, that is the median age of a San Antonio home: half were built in 1996 or earlier, half after.
Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.
For a charger or panel question, have the panel's brand and main breaker size handy.

San antonio's housing
A 1996 Panel and What's Being Added to It
Census estimates count 542 homes in San Antonio, 504 of them detached single-family houses, with a median year built of 1996.
Capacity comes before the new equipment
We recommend replacing any panel over 30 years old, which puts an original 1996 panel right at the line. Age isn't the only question, though. What a 1990s panel was sized for and what a household plugs in today can be far apart.
Booking and Billing
Booking and Billing
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

Permits
Two Offices Sign Off on a San Antonio Permit
Building permits for San Antonio are issued by Dade City's building department under a local agreement between the two cities, and the City of San Antonio has to approve the application first. A panel replacement here goes through both steps, and we take the application through each one.
San Antonio's approval goes through the city's permit coordinator at City Hall. After that, Dade City's building official or one of its inspectors does the inspection, and we schedule it.
San Antonio services
San Antonio Houses, Garages, and the Sewer Line
A charger on the house's own panel
Census estimates count no mobile homes in San Antonio, so a Level 2 charger here is wired from the house's own panel, with no service post outside to start from.
Tankless heaters and mini-splits
An electric tankless water heater or a ductless mini-split added to a house from San Antonio's 1996 median year needs dedicated circuits the original wiring didn't include, each with its own breaker space in that panel.
Smoke alarms from the house's first years
A hardwired smoke alarm that was installed in a 1996 house is now 30 years old, three times the 10-year replacement age set by alarm makers. In a San Antonio house still on its original alarms, replacing the whole interconnected set at once keeps the units matched to one another.
Power for a pump at the sewer connection
In 2022, San Antonio asked the state to fund the extension of Pasco County's sewer force main north along Curley Street to Pasco Road, so more owners on septic tanks could connect. Where a connection to a pressurized main calls for a pump station on the property, that pump needs its own circuit from the house.
Houses older than the 1996 median
The Census Bureau estimate behind San Antonio's 1996 median also counts 107 homes built before 1960, 17 of them before 1940. In a house that old, the panel may have been replaced once already while the branch wiring in the walls stayed original, so a new circuit or a remodel there starts by finding out what those walls hold.
Electric heat and a generator's limits
By census estimates, 530 of San Antonio's 542 occupied homes are heated with electricity, and only 12 with gas. Most portable generators can't carry a heat pump's backup heat strips, so an inlet and interlock for a winter outage here is planned around the circuits a generator of that size can hold.
When lightning finds a San Antonio house
On July 14, 2025, a National Weather Service tornado warning listed San Antonio after spotters reported a funnel cloud over St. Leo, and WFLA reported that lightning set a two-story home in San Antonio on fire that day. A strike on or near a house can leave breakers, receptacles, and appliance circuits damaged with no scorch mark to show it, so we test them before the house goes back to normal use.
