Older Wiring and Aging Panels|Manufactured-Home Service Equipment|Licensed & Insured, EC13011268

How old is the wiring in a Lacoochee house? The Census Bureau's estimate puts the community's median year built at 1970, the oldest on our service-area pages.

That's the era of aluminum branch wiring and of panels now half a century old.

Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.

If you know roughly when the house was built, mention it when you call.

What a 1970 Median Means Inside the Walls

A median of 1970 means about half of Lacoochee's homes were built that year or earlier. The estimate carries a 10-year margin either way, and it says nothing about your house in particular or what has been updated since, so we start with what we find in the panel and at the devices.

01

Houses from the Cummer mill years

Lacoochee's housing goes back well before that median. Cummer Sons Cypress Co. opened an electric cypress sawmill and box factory here in 1922 and built houses for its workers, who paid an extra 5 cents a week for electricity. The last timber was milled in 1959, and a 2003 local history noted a cypress bungalow from the company's days still standing.

In a house from the mill years, we trace which circuits are original before adding to them.

02

Wiring from before the late 1970s

Homes built before the late 1970s are the ones where aluminum branch wiring turns up.

When an insurer's 4-point inspection flags the electrical system, we correct the items on the report.

03

Manufactured homes and the equipment beside them

The same survey counts 158 of an estimated 272 homes as mobile homes. Its margin of error on that number is wide, plus or minus 103, so read it as a sign that manufactured homes are a real part of the housing here, not as a count.

We replace the meter base and feeder that serve a manufactured home.

Lacoochee's Wells, Mobile Homes, and Older Bathrooms

01

Well pumps beyond the county water lines

In 2014, a state grant funded Pasco County's project to upgrade three water-supply wells serving Lacoochee and extend its central water system to areas then served by individual wells. A Lacoochee house outside those lines depends on its own pump, so a fault in the pump circuit leaves it without water.

02

Setting a used mobile home on a lot

Moving a used mobile home onto a Lacoochee lot brings in Pasco's preset certification: the home has to be newer than 1976, and the form checks for a listed smoke detector and for wiring connected under the electrical code. A licensed installer, contractor, architect, or engineer signs it, and if a missing or dead smoke detector is found, it's ours to replace before that inspection.

03

Bathroom outlets in houses from 1970 and before

Lacoochee homes built in or before the community's 1970 median year predate the 1975 electrical code, the first to call for GFCI protection at bathroom receptacles. In one of those bathrooms, adding it now means a GFCI outlet or breaker on the circuit.

Billing and permits

Billing, Estimates, and the County Permit

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

04

Lacoochee is unincorporated, so permits are issued by Pasco County Building Construction Services. If the work calls for one, we apply for it there.

Lacoochee FAQ

Questions From Lacoochee Homeowners

How can I tell whether my house has aluminum wiring?

Aluminum branch wiring has dull silver conductors, and the cable jacket may be marked "AL" or "ALUMINUM". Please don't remove outlet covers or the panel cover to look. We check the wire at the panel and at a few devices during a visit.
