Outdoor Lighting Installation in Bayonet Point, FL

Outside Lights That Keep Working While You're Away|Licensed & Insured, EC13011268

A coach light that has to be switched on by hand does nothing for a house nobody is living in for weeks at a time. Kennedy Electric installs and replaces outside fixtures in Bayonet Point and puts each one on the control that suits its job, so the entry, the garage corner, and the yard light up on their own.

Mention the months the house sits empty, if it ever does.

At a glance

Empty Weeks and the Lights That Cover Them

About one home in ten in Bayonet Point is a seasonal or occasional home, by census estimates, and that's more than half of the homes counted as vacant. A house like that can go a month or a season with nobody flipping a switch. Its outside lights need to come on and go off by themselves, and a fixture that fails while the owner is away stays dark until someone notices.

For a single-family home, Pasco County allows an existing light fixture to be replaced without a permit, while a light installed on a bare stretch of wall counts as new wiring and requires a permit. In Beacon Woods, the association's guidelines ask that additions and changes outside be submitted for approval before the work starts. The guidelines allow two weeks before an owner can expect a reply.

Lights Set Up for an Absent Owner

  1. 1

    Who's home, and when

Start with the months the house sits empty, and whether a neighbor or a manager checks on it. That decides which lights must switch without anyone home and which are fine on a wall switch.

  2. 2

    What each light answers to

Each light is paired with what will switch it: daylight fading at the entry, movement at the garage corner, and the clock or a plain wall switch on the lanai.

  3. 3

New cable, where a light is new

A flood on a bare side wall, or any light where none hung before, gets new cable under the Pasco permit we file, and a county inspector checks the work before the permit closes.

  4. 4

    A check anyone can repeat

Covering a photocell's sensor in the afternoon makes it act as if dusk has come, and walking across a motion light's view after dark sets it off. Each light is tested that way once the work is finished, and whoever looks after the house can repeat both checks between your visits.

What we cover

Five Jobs for Lights at an Empty House

Looking lived in: Coach lights and the fixture by the front door on a photocell or a timer. They come on at dusk every night, whether anyone is there or not.

Answering movement: Motion floods at the garage corner and along the side of the house, aimed across the drive and the walk to catch someone coming in, with a shield where a beam would reach the house next door.

Staying off until it's needed: Lanai and patio lights left on a wall switch, or on a timer for the hours someone is home, so a light under the lanai roof isn't burning through an empty week.

Being checked from away: A smart switch or fixture at the entry that can be controlled via a phone app as well as the wall. An owner up north can switch the front light or change its schedule.

Holding up with nobody watching: Fixtures, boxes, and covers rated for where they hang, sealed to the wall, so a summer of rain and sun doesn't end a light that nobody is there to replace.

The Estimate for Lights That Run Alone

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

The price depends on the number of fixtures, how much new cable or trenching each one requires, and the controls chosen for each.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

Lighting a Second Home in Bayonet Point

We spend summers up north. What should our Bayonet Point house's outside lights do while we're gone?

The entry and coach lights can run on a photocell from dusk to dawn, so the house looks the same every night. Motion floods the garage, and the side yard stays dark until something moves. Lanai lights can stay off. A smart switch at the entry also lets you, or whoever checks on the house, switch that light or change its schedule from a phone.

If the power goes out while our Bayonet Point house is empty, will the outside lights come back on?

A photocell or a motion sensor picks up where it left off, since neither keeps time: one responds to the dark, and the other responds to movement once power returns. A plain clock timer can come back at the wrong hour, so for a house left alone, the lights that matter most are better on a photocell.

The light on our photocell stays on during the day. What's wrong with it?

The sensor may not be seeing daylight: it's under a deep eave, shaded by a plant, or coated with dirt or paint. A sensor facing another light has the opposite fault and switches off at night. A sensor can also fail with age. Moving the photocell to where it can see the open sky, or replacing it, usually fixes it.

Can a lamp post go in at the end of our driveway?

Yes. A post light at the drive is fed by cable buried from the house, so how far the trench runs and what it has to cross, such as the walk or the driveway itself, shape the estimate. A photocell in the post head can then run it from dusk to dawn with nobody home to switch it.

Do LED bulbs work in a fixture with a motion sensor or a photocell?

Many do, but not every LED lamp is made to run on a sensor's control, and the wrong one can flicker or stay faintly lit. A lamp marked for use with photocells or motion sensors avoids that. A fixture with built-in LEDs and its own sensor, made to work together, sidesteps the question.
