Boat lift and dock on a canal in Hudson, FL, with the lift switch on a piling.

In Pasco County, a dock with a boat lift gets its electrical permit at the same time as the dock permit, unless the plans say “NO ELECTRIC.” On a Hudson canal lot, the power for the lift is a decision for the planning stage.

Pasco's Dock Permit and the lift's Power

Pasco's Dock Permit Asks About Power First

01

Decide on the lift's power before the dock permit goes in

Hudson has no city government of its own, so docks, seawalls, and boat lifts on its canals come under Pasco County Building Construction Services. The county's submittal requirements for residential docks include a special condition: for docks with boat lifts, the electrical permit must be applied for at the same time as the main permit, unless the application and plans clearly state “NO ELECTRIC.”

For a lift that will run on a motor, the electrical side has to be planned and priced by the time your dock builder files. The best time to call us is while the dock plans are still being drawn.

02

What a “NO ELECTRIC” dock commits you to

When the plans say NO ELECTRIC, the county's inspector checks that no electrical work has been installed. If electrical components turn up later, Pasco's rule is that the contractor isn't held liable and the property owner is issued a violation for unpermitted electrical work. Power added afterward requires a separate electrical permit.

A NO ELECTRIC dock suits an owner with no plans to power the lift. If you expect to add a motor, lights, or a receptacle later, that later work goes through its own permit, and we apply for it.

03

Where the canopy can sit decides where the switch goes

Pasco wants a boat lift canopy within the property's side use lines and within its waterward projection, and no part of it may extend beyond one-third of the waterway's width. Those limits fix where the lift sits, and the motor, the switch, and the run from your panel follow the lift.

How a New Lift gets Power

Getting Power to a New Hudson Lift

  1. 1

    1. Settle it with the dock plans

The lift's make and model, its motor rating from the maker's specifications, and where the lift sits on the site plan.

  2. 2

    2. The electrical application

We apply to Pasco for the electrical permit.

  3. 3

    3. Wired and inspected

Once the lift is set, the circuit, switch, lights, and receptacles go in, and the county inspects the electrical work.

Frequently asked questions

Canal-Lot Answers for Hudson Dock Owners

Our lot is zoned MPUD. What does Pasco need from the HOA?

Pasco's dock submittal list calls for a letter from the homeowners association approving the lot when it is zoned MPUD. Ask the association for it early, because the application isn't complete without it.

Our house is at the end of the canal. Does that change anything?

Where side use lines converge, Pasco asks for a riparian rights survey with the application, and it requires one at inspection when pilings are within 3 feet of those lines. The lift's position is pending the survey, and so are its switch and circuit.

Billing and estimates

The Price of Powering a Hudson Lift

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
