4-Point Inspection Electrical Repairs in Land O' Lakes, FL
Electrical Report Items, Sorted by the Year Your House Was Built|Licensed & Insured, EC13011268
On a 4-point report, the electrical items tend to follow the decade the house was built. Kennedy Electric corrects them in Land O' Lakes homes and provides you with an itemized record of each one for your insurer.
A clear photo of the electrical page is enough to start.

Which Land O' Lakes Homes Need a 4-Point
Every Land O' Lakes house built in the 1990s or earlier is past Citizens Property Insurance's 20-year line for a 4-point: an estimated 6,030 from the 1980s and 1990s, 1,235 from the 1970s, 478 from the 1960s, and 163 from before 1960 (Census Bureau estimates for 2020 through 2024). Other insurers pick their own age, so check yours.
Connerton, which the Census Bureau counts as a separate place, is the exception. Of its estimated 1,836 homes, 1,538 were built in 2010 or later, and a house built in 2010 doesn't reach Citizens' 20-year line until 2030.
How it runs
Item by Item, With Photos
-
1
The page and the year built
Send the electrical page with the year your house was built and the date your insurer gave you. The year points to what the rest of the wiring is likely to be.
-
2
Small items and big ones
We quote the report's items in writing. One that needs testing first, such as a breaker that keeps tripping, is marked as hourly work.
-
3
Shut-offs and inspections set up for you
Where a correction requires the service to be shut off, we arrange that outage with whichever power company serves the house, and where it requires a county inspection, we schedule it. Your part is letting the inspector in and keeping the panel reachable that day.

Done, photographed, and listed
When an item is corrected, it's photographed, and the itemized invoice carries each correction with its photo, ready to forward to your agent. If the inspector comes back to see a correction, the photos and the invoice show what changed.

What we cover
From Fuse Boxes to Doubled Breakers
1960s and 1970s houses: Single-strand aluminum branch circuits, which turn up in some houses from before the late 1970s, cloth-jacketed cable, and fuse boxes are items an older house can draw. Aluminum connections are corrected with connectors rated for it, or the circuits are rewired, and a fuse box or a panel brand your insurer won't take is swapped for a new panel under a Pasco permit.
1980s and 1990s houses: Here the original panel can be the item on the report: its age, its brand, or its condition. Once it's open, you'll hear whether the work inside the box will satisfy the report or if the panel needs replacing.
Houses built in 2000 or later: A panel this young can still be written up for work done after move-in, such as a circuit doubled onto a breaker already in use or a breaker swapped for a bigger one.
Any age: Scorching, corrosion, exposed wiring, open junction boxes, and missing covers, plus any GFCI protection or smoke detector the report asks for, each corrected on its own line. An open junction box gets its cover, exposed wiring is enclosed or replaced, and any scorched breaker or device is removed along with any damaged wire behind it.
Pricing
Small Corrections and Panel Replacements
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
A 2000s house with one doubled breaker is a small job. A 1960s house with aluminum branch circuits can run to many items, and a report that flags the panel's brand, such as Federal Pacific or Zinsco, means a panel replacement with its own permit.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Our warranty
04If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
