Sign Lighting Electrician in Land O' Lakes, FL

Signs Brought Back On for the Next Tenant|Licensed & Insured, EC13011268

When a storefront along Land O' Lakes Boulevard or State Road 54 changes hands, the sign out front comes with it, and the new business will want it lit and working. Kennedy Electric wires and repairs the power to business signs here, from a new sign's circuit to the drivers, timers, and floods that keep an older one lit.

Say how long the sign has been dark, and add a photo of it.

At a glance

Drawings and a Trade Permit for a New Sign

The main roads through Land O' Lakes are State Road 54 and Land O' Lakes Boulevard (US 41), and a new sign along either one starts with drawings. In Pasco, a commercial sign's permit drawings show the type of illumination and where it is located on the sign. For a monument or ground sign, the site plan also marks how far the sign stands back from the property line or the right-of-way, plus any easements, and the buried feed route to the base must allow for any easement it would cross.

The wiring has its own permit question. Pasco calls for an electric trade permit whenever commercial work adds a circuit, extends one, or changes the service, and a first sign's dedicated circuit is one of those. On some jobs, the general contractor already holds that permit, and on others, we pull our own. Power to the building comes from WREC or Duke, depending on the address, and a road sign wired with its own meter is set up to serve whichever of the two serves that parcel.

How it runs

Keeping the Sign's Downtime Short

  1. 1

    Before the lease starts

If the sign has sat unused, tell us for how long. The feed and the internal lighting are tested before the new face is ordered, so if a failed driver turns up, there's still time to replace it without holding up the sign company's installation date.

  2. 2

The sign company's part and ours

The face and the structure are the sign company's. Its power, starting at the breaker and running through the shut-off to the lighting inside, is ours. If the new face carries more LED modules than the old one, its label is what the circuit is checked against.

  3. 3

    Booked around the store's weekdays

The work is booked for a weekday that keeps the sign dark for as little time as possible, and when the permit is ours, its inspection is scheduled with it.

  4. 4

    Lit with the new face

The sign is switched on with the new face in place, and its photocell or timer is set to your opening hours.

What we cover

Signs at Every Stage of a Storefront

A sign going up for the first time: A dedicated circuit from a panel with room for it, sized from the load printed on the sign's label.

A sign that went dark or flickers: The failed LED driver, fluorescent ballast, power supply, or connection was found and replaced, so the dark section lights again with the rest of the face.

A sign left from the last tenant: Its circuit, its controls, and its lighting brought back into service for the new business, with failed parts replaced.

A sign out by the road: A buried feed out to a ground sign's base, the base of a low monument or a tall pylon, with ground floods aimed up at the face.

Digital displays: power only. The sign company sets up the screen.

Pricing

Where a Sign Quote Comes From

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installations, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

The Sign Questions a New Lease Raises

We're opening in a storefront on Land O' Lakes Boulevard, and the old sign hasn't lit since the last business left. Can we just flip its breaker back on?

Not until it's been checked. The breaker may be off because the last business switched it off, or because it tripped on a fault, and the two can look nearly alike. Turning a tripped sign circuit back on can bring the fault back, so the breaker, the sign's own shut-off, and the feed are tested before the circuit goes live again. If it sparks or smokes, call 911.

The building isn't ours. What does the county need from the landlord before our new sign goes up?

A signed go-ahead. Pasco wants a notarized consent letter from the property owner, on letterhead, with a commercial sign's permit application, so the landlord signs it before the sign company applies. If the new circuit has to start in a panel the landlord controls, getting into that panel on the work day is part of the same conversation.

Our new monument sign will stand near the swale at the front of the lot. Does that change the wiring?

It can change how the feed ends. Where the base goes is fixed by the sign's site plan, so the wiring is planned around the water: a base near a swale can sit in standing water after a storm, so the buried feed's connections are made up inside the base, above where water collects, with fittings rated for wet locations. If the lot is in a special flood hazard area, Pasco adds one more condition: the sign's construction must meet the county's floodplain requirements.

Our plaza sign has a panel for each tenant. Whose circuit is it on?

It may be a shared circuit fed from a panel controlled by the landlord, and tracing it would settle the question. The trace finds which panel and which breaker feed it, and that breaker can be labeled for whoever needs it next. Where one breaker feeds several tenants' sections, the label can say so, so a repair on one section doesn't surprise the business next door.

The sign flickered after a heavy rain and then went out. What should we do with it?

Don't turn it back on, and don't open the cabinet or touch its shut-off, until it's been checked. Water in a cabinet, a letter, or a buried feed can cause the flicker, and parts that the water reached are replaced. If you see smoke, sparks, or fire, call 911.
