Behind a Pine Ridge house there may be a detached garage, a horse barn, and a shed, and each one that gets power needs a feed of its own. We wire and repair the house and the buildings behind it. This is Pine Ridge in Citrus County, the equestrian community whose mail carries a Beverly Hills address.

Barns and Outbuildings

Barns and Outbuildings Under the Pine Ridge Deed

Pine Ridge Estates was laid out for horses, and the property owners' association's deed restrictions, recorded July 1, 2026, specify what may be built on each lot. Restrictions get amended, so read the association's current version before you plan a building.

01

A barn here is a horse barn

The deed defines a barn as a structure that shelters equines and their supplies, feed, and tools. None may be built in the Country Club section, and horses may be stabled only on the lots it lists.

A horse in a stall and water at a wash area call for light fixtures mounted above the animal's reach, switches and outlets out in the aisle, and GFCI protection on the wash-area outlets.

02

How many buildings the acreage allows

Lot sizeAccessory structuresCombined area
2 acres or less22,000 square feet
More than 2 acres, up to 333,500 square feet
More than 3 acres, up to 545,000 square feet
More than 5 acres57,000 square feet

Detached garages, carports, barns, metal buildings, sheds, greenhouses, detached pools, and sports courts all count toward those limits, apart from one approved shed of up to 420 square feet.

Each of those that gets power is a separate feed. The load of every building is borne by one house service, so the count matters before the first trench is dug. A panel sized only for the first building can leave no room for the next.

03

Lights that stay on your lot

Under the same rules, exterior lighting, including sports-court lighting, has to be designed and installed so that it illuminates no lot other than the one it stands on. Being able to see a neighbor's light from your land isn't a nuisance under that rule. On a barn wall or along a drive, that decides where a floodlight or a post light points.

Frequently asked questions

Sorting Out the Lot Before the Wiring

Can the barn go up and get power before the house?

No, the house comes first. The association's rules allow no accessory structure until the house has its county permit and its walls have started, and none at all on a lot used only as pasture. On a new build, that puts the barn's feed and the house's service in the same plan.

Lightning

After a Lightning Strike on a Lot With Outbuildings

On July 4, 2025, during a line of severe storms, a two-story house in Pine Ridge burned. The Citrus County Chronicle, citing Citrus County Fire Rescue, reported the cause as an electrical failure brought on by a lightning strike, with the fire starting in the garage.

A strike doesn't have to land on a building to reach its wiring. On a lot with a barn or a detached garage at the end of a buried feeder, each run is one more path a surge can take, and each subpanel is one more place it can arrive. If an outbuilding went dark in a storm, that's a repair visit, starting at the feeder and the subpanel.

Who Does What on a Pine Ridge Job

Duke Energy serves Pine Ridge, according to the association's contact list; the name on your bill settles it.

An electrical permit for a Pine Ridge job is issued by the Citrus County Building Division. We apply for it and schedule the inspection. The association's Architectural Design Committee approves the plans for a barn, shed, or detached garage before construction begins, and a copy of the completed permits is returned to the committee within 30 days of the final inspection.

Calling, Rates, and Estimates for a Pine Ridge Lot

When you call, our office staff answers. For an outbuilding, it helps to know the lot's acreage and which buildings currently have power.

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
