Address and associations
Citrus Hills Homes With Hernando Addresses
A Citrus Hills address can read Hernando, FL 34442. The developer's administration office and the Citrus Hills POA's office both do. Hernando is the community next door, to the northeast. The two share a county, and Citrus County's Building Division issues electrical permits and inspects the work on either side. Your power company depends on your address.
What sets a Citrus Hills lot apart is its association, and some lots have two. Before outdoor electrical work, the first thing to pin down is which association, or which two associations, the work belongs to.
For Hernando itself, including mobile homes, houses closed up for part of the year, and service the power company has disconnected, see our Hernando page.
Lighting rules
The Lamp Limits in Amherst Village's Criteria
In Hunt Club, Foxfire, and Bellamy Ridge, Amherst Village's board approves exterior lighting before it goes on a finished home, and its criteria, updated April 9, 2026, name the lamps.
Those limits decide which fixture goes up. A flood lamp sold as cool white or daylight, at 4000K or 5000K, is over the color limit, so the fixture has to be one that runs at 2700K or 3000K. A brighter security light can't burn all night on a photocell there; it runs on its motion sensor. Accent lighting is planned from the length of the wall, which sets how many lamps there can be.
The request to the board is the owner's to file, and the accompanying landscape plan must include the lighting.
| Kind of light | Amherst Village's limit |
|---|---|
| Lamps in light fixtures | Warm white, no higher than 3000K. Incandescent lamps up to 75 watts each; LED lamps up to 10 watts each. |
| Accent and path lights | In-ground only, aimed at the house, the ground, or trees and shrubs. LED lamps of 3 to 5 watts, no more than 10 lamps per 40 linear feet along the home, and no more than 40 lumens per lamp. |
| Security lights | Higher wattage is allowed if the color stays between 2700K and 3000K and the light is used in motion-detector mode only. |
Post Lamp
A Post Lamp to Keep Lit on Oaks Golf Course Lots
On the lots bordering the Oaks Golf Course, the Citrus Hills Property Owners Association's declaration requires a post lamp at or near the street line and the walk or driveway, installed when the home is built and controlled by a photoelectric cell or a similar device. Keeping it in working order, so that it's lit from dusk until dawn, is the lot owner's obligation.
A dark lamp is a covenant matter as well as a repair. If the lamp burns through the day, or stays off after sunset with a good bulb in it, the photocell is the first part to check. The covenant's wording calls for automatic control, so the repair keeps a photocell or a similar device on the lamp.
Garages and sheds
Which Citrus Hills POA Lots Can Have a Second Building
A detached garage or a shed gets its power through a feeder from the house. The Citrus Hills POA's information sheet and its garage and shed forms, as posted in October 2026, decide by the kind of lot whether there's a building to run one to.
- One-acre lots: Detached garages are permitted on the one-acre lots in Emerald Estates, Fox Run, North Ridge, and The Meadows.
- Golf-course lots: Golf-course properties in The Meadows and The Oaks may have attached garages only, and no sheds or other structures are allowed on them. New garage circuits there run through the house from its own panel, with no trench across the yard.
- Sheds: One per home site, behind the house. A lot is limited to two structures in all, such as a garage and a shed.

Billing Terms for a Citrus Hills Visit
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
