Electrical Repair in Zephyrhills, FL
Dead Circuits, Breakers, Outlets, and Fixtures|Park Homes and Houses|Licensed & Insured, EC13011268
Tell us whether the home is in a park and whether you rent the lot.
In a Zephyrhills land-lease park, you own the home and rent the lot; Chapter 723 of the Florida Statutes governs that arrangement, including who maintains the park's utility connections. When the power fails in one of those homes, the first repair question is whose equipment failed: the park's, or yours.
Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.
Whose equipment failed
The Park's Side or Yours
In a park, a home's power can arrive through equipment the homeowner doesn't own: a pedestal or post on the lot, fed by the park's distribution system. Florida law draws the lines differently depending on how you hold the home and the lot.
You own the home and rent the lot
Chapter 723 of the Florida Statutes covers a mobile home on a rented lot in a park with 10 or more lots for rent, the setup at land-lease communities on Gall Boulevard. Under that chapter, the park owner has to keep the utility connections and systems it is responsible for in proper operating condition.
Where the park's responsibility ends is spelled out park by park. If your park issued a prospectus, it has to describe how utility services are provided and who furnishes them. A failure in the park's part is a call to the park office; a failure in the home's panel, breakers, or circuits is a repair for you to arrange, and that's the work we do.
You rent the home and the lot together
Chapter 723 doesn't apply when the home and the lot are both rented. That tenancy falls under Florida's residential landlord-tenant law, so the first call about a dead circuit goes to the landlord or manager, and the repair is arranged by the owner.
Your home is an RV on a rented site
Chapter 723 also leaves out rental spaces for RV-type units, the kind offered at 55+ RV resorts in town. On an RV site, the resort's rules and your site agreement decide who maintains the pedestal, so check with the office before assuming the fault is yours.

Billing
How a Zephyrhills Repair Visit Is Billed
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
Our warranty
04If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
How we find the Fault
Tracing the Fault to the Right Party
-
1
1. Tell us the park and the lot
When you call, say whether the home is in a park, whether you own it, and whether you rent the lot or the home as well. That tells us who can authorize the work.
-
2
2. Test where power enters the home
The electrician checks whether power is arriving at the home's panel or disconnect. Power that arrives and stops inside points to the home; power that never arrives points back to the pedestal and the park's feed.
Does a repair need the park's approval?
My park is just outside the city limits. Does any of this change?
