No construction of any kind is allowed at the city-run Zephyrhills Municipal Airport without prior approval from the city, the State of Florida, and the FAA. Anywhere in the city limits, a new business needs a commercial check before the city issues its business tax receipt, even when nobody is remodeling the space.

Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.

Commercial check

Opening a Business in an Existing Zephyrhills Space

The city's procedure for the commercial check doesn't say what the inspector looks at, so the report becomes the list to work from.

  1. 1

    1. Planning approves the location

You file the commercial check application, and the Planning and Development Department approves the location in writing.

  2. 2

    2. The Building Department's code inspection

The city schedules an on-site code compliance inspection, and someone has to be present. The report either approves the space, clearing the way for the business tax receipt, or lists items to be corrected.

  3. 3

    3. Corrections and the reinspection

If the list includes electrical work, send us the report, and we'll quote the electrical items. You then call the Building Department to inspect again. Opening before the receipt is issued incurs a fine.

The airport

Electrical Work on a City-Run Airfield

The city leases space on the field and holds businesses offering aeronautical services to its Minimum Standards for Commercial Aeronautical Activities. The airport's list of businesses includes flight schools, an aircraft engine shop, avionics and instrument shops, an aircraft painting and maintenance shop, a glider club, and a skydiving center.

01

Approval comes ahead of the permit

Construction there is approved only when it fits the airport's master plan, and the tenant pays the permit fees. So a new circuit to a workbench, a subpanel for a shop, or fixtures on an outside wall may need the airport's sign-off before a permit application; the airport says which work counts as construction.

02

Lights within sight of the runway

No sign on the field may degrade the lighting of the airfield's navigation and guidance systems or affect pilot night vision, as determined by the FAA and the airport. A floodlight on a hangar wall or over a ramp faces the same pilots at night, so its fixture type and aim are worth clearing with the airport manager before ordering fixtures.

03

Hazardous zones inside a hangar with fueled aircraft

Where aircraft with fuel in them are stored or serviced, the electrical code's article on aircraft hangars treats parts of the building as hazardous locations, where fuel vapor may be present.

Part of the hangarHow the electrical code treats it
The entire floor area, up to 18 inches above the floorA hazardous location. Receptacles, switches, and fixtures in that band need equipment rated for it.
Within 5 feet of an aircraft's engines or fuel tanksAlso a hazardous location, reaching from the floor to 5 feet above the wings and engine enclosures.
Around an aircraft being paintedA stricter classification, extending 10 feet from the aircraft's surfaces.
A stock room or electrical room walled off from the hangarCan be unclassified when it's adequately ventilated, and walls or partitions effectively separate it from the hangar floor.

Frequently asked Questions

Hangar Wiring and City Permit Questions

Who owns wiring added to a leased hangar?

Under the airport's standards, the city does. Improvements on the field become the city's property when they're made, and they're then treated as part of the leased premises. Signs are the exception: they stay the tenant's property.

Does the hangar rule apply if the aircraft carry no fuel?

No, not when the space is used only for aircraft that have never held fuel or that have been drained of it, such as a display room. A space where any fueled aircraft is kept or serviced falls under it.

Is the electrical contractor named on a Zephyrhills commercial permit?

The city makes the parcel ID and the contractor, with its subcontractors, mandatory on a commercial permit application. On new construction, the signed and sealed plans show the electrical layout, and the city allows up to 30 business days for plan approval.

Billing and estimates

Billing for Commercial Calls in Zephyrhills

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

What the warranty covers on business jobs

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
