Say whether the parcel has a pole sign now and whether the business or use is changing.
Since March 2023, a new freestanding sign on a commercial, industrial, or downtown Inverness parcel has been required to be a monument sign on a masonry base, such as block or brick. For a new commercial space, the city's permit starts with a plan set that includes an electrical layout.
Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.

The Plan Set
What Inverness Wants on a Commercial Plan Set
The city's commercial permit checklist asks for three sets of engineered drawings on 24-by-36-inch pages, drawn to the building, electric, and fire codes. The electrical layout in that set has to show the smoke detector locations and the energy calculations, so the lighting and equipment for the space are settled before the drawings go in, not added after.
Other trades
Sprinkler, Alarm, and Hood Permits Beside Ours
The plans also have to show the fire sprinkler, fire alarm, and kitchen hood suppression systems where they exist, and each of those requires a separate permit, as does the sign. We don't install fire alarm systems; that system comes from its own contractor, under its own permit.
Fire inspections aren't scheduled on less than five business days' notice. Electrical work in the space has to be sequenced around that notice and around the other trades' inspections.

Monument signs
Inverness's Monument Rule and the Sign Circuit
Ordinance 2023-799 rewrote the city's freestanding-sign rule. On a parcel in the Central Business District or a commercial or industrial zone, one freestanding monument sign may go up, on a support of a permanent material such as concrete block or brick, and a block base gets a stucco, stone, or brick veneer. The sign sits at least 5 feet from a property line, and outside the visibility triangle the city keeps clear for drivers. A shopping center's sign for several tenants goes through the city's special-exception rules.
Power into a masonry base
The feed runs underground from the building to the sign's spot, and its conduit has to come up where the base will stand before the block goes up. So the order is the sign's location, then the conduit stub, then the base. Once the block and veneer are closed around the conduit, moving it requires cutting into the base.
A pole sign the business can keep
An existing freestanding sign isn't considered nonconforming until the use of the parcel changes. Until then, the city's code lets it be reconstructed as needed, but not expanded, enlarged, extended, or moved to a new location. Relamping, replacing an LED driver or a failed photocell, or remaking a corroded splice at the base keeps a grandfathered pole sign lit without touching its size or position. Before any work that could change either, ask the city.
When the use or the business changes
The code requires nonconforming signs to be removed when the business or use they serve changes, moves out, or is abandoned, and the next sign on the parcel follows the monument rule. Ask the city how it treats a new tenant in the same use. When a pole sign comes down, its circuit is disconnected at its start, and the old feed is abandoned or pulled.

Billing and Estimates
Inverness Commercial Estimates and Hourly Rates
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
What's covered once the work is done
04If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.
