Villas and houses

Attached Villas and Detached Homes

The census estimate counts 3,630 homes in Timber Pines: 2,346 one-unit detached houses, 979 one-unit attached homes (27%), most of them villas, and 32 mobile homes. Wiring a home that shares a wall comes with a few extra checks.

01

Your unit, your panel

The wiring for two units can run close together near the shared wall. Before we change anything, we confirm which panel, meter, and circuits belong to your unit, and the work stays on your side.

02

Openings in a shared wall

The wall between attached homes is normally built as a fire separation. When a new circuit, box, or fixture has to go into that wall, any opening we make gets sealed so the wall keeps doing that job.

Outdoor Fixtures

Outdoor Lights and Fixtures on an Evergreen Village Villa

Villages inside Timber Pines can publish their own architectural guidelines. Evergreen Village's last amendment, in September 2022, gets specific about the fixtures on the outside of a villa, and those details shape how we mount, wire, and set them.

  • The street-facing wall: Apart from carriage lanterns and flagpole holders, nothing may be permanently fixed to a villa's front wall facing the street, outside the entrance alcove. A generator inlet or an EV charger goes on a side or rear wall.
  • Security lights: They have to be triggered by movement, run on a working timer, and stay on no more than 10 minutes, so the sensor's time setting matters.
  • Landscape lights: Ground-level fixtures along driveways, walks, and planted areas, no taller than 4 feet installed, and shielded where needed so they don't shine onto a neighbor's lot. Floodlights have to be mounted on the building.
  • The lamppost: The guidelines ask for white or clear bulbs kept lit for security. When a new bulb doesn't bring a lamppost back, the fault is in the fixture, its control, or the wire feeding it.

In another village, that village's own guidelines set the details.

Carts and Garages

Golf Carts, Garages, and Villa Circuits

01

Charging a golf cart at home

The Timber Pines Community Association's rules require that golf carts driven on its golf courses be battery-powered and electrically driven, so one kept at home charges from a receptacle there.

When that cart charger keeps tripping a garage GFCI, the fix is a circuit suited to the charger with the protection left in place.

02

Hobby space with no detached buildings

Evergreen Village's guidelines permit no detached structures, so a workbench, a freezer, or a hobby corner goes inside the villa or its garage, on circuits from the unit's own panel.

Timber Pines FAQ

Villa, Gate, and Permit FAQ

Do I need the association's approval for exterior electrical work?

In Evergreen Village, yes: its guidelines say no exterior change can be made until both the village's Architectural Review Committee and the Timber Pines Community Association's committee approve it. Other villages have their own processes, so check yours before we schedule anything outside the home.

Can a Timber Pines villa have a hot tub or pool?

In Evergreen Village, a pool or hot tub counts as an addition, and additions must be attached to the villa.

Who issues the permit for electrical work in Timber Pines?

The Hernando County Building Division, since Timber Pines lies outside any city limits. Any job of ours that requires a permit gets it from that office.

Billing

How We Bill in Timber Pines

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
