Berkeley Manor is a subdivision, and Spring Hill around it is unincorporated. Neither has a building department of its own, so an electrical permit for a home here comes from the Hernando County Building Division.
The inspection is the county's too. When a job here needs a permit, the application, the utility shut-off, and booking the county inspector are ours; you only need to let the inspector in. Berkeley Manor is about a 25-minute drive from our shop.

- Off the permit list: like-for-like replacements on existing wiring, such as receptacles, switches, light fixtures, ceiling fans, bathroom exhaust fans, and smoke and carbon monoxide alarms, plus low-voltage wiring under 50 volts.
- Still permitted: new circuits and electrical service upgrades, which is where a panel upgrade or a dedicated circuit for an EV charger falls.
- Where the exemptions stop: they don't apply to commercial property or to a home inside a Special Flood Hazard Area.
A replacement that turns out to need a new circuit, a bigger breaker, or a longer run moves into the permitted column, and we tell you before the work starts.

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
