At a glance

Lake Air and Two Generations of Houses

The name Land O' Lakes was suggested for an area with 50 lakes in 18 square miles, and residents adopted it by vote in 1949. Water still covers about a tenth of the census-designated place. On a lot that backs onto a lake, the outdoor receptacles and lanai lights sit in damp air for much of the year and can take more wear than indoor devices.

Nearly half of the homes in the Land O' Lakes census-designated place, an estimated 7,161 of 15,067, were built in 2000 or later, by the Census Bureau's five-year survey ending in 2024.

How it runs

Test First, Then Your Go-Ahead

  1. 1

    The rooms that went quiet

Say where the power is missing and when it went. A photo with the request helps the office send the right electrician.

  2. 2

The failed part, found and shown

At the house, the electrician tests the device, the wiring behind it, and the breaker that feeds it, and then shows you which part failed. If the repair needs a circuit switched off, you'll hear which rooms will go dark before the breaker trips, so nothing that matters is running on it.

  3. 3

    Nothing replaced until you agree

You hear what the fix involves, and the work starts as soon as you say yes.

  4. 4

Invoiced on the day, or quoted for later

A finished repair is invoiced that day. Bigger work gets a written estimate. Permitted work is inspected by the county, and we book that inspection.

What we cover

Parts That Fail, and Where They Sit

On the lanai and in the lake yard: Fixtures and fans that quit in the damp, and outdoor outlets that have worn out, repaired, or replaced with devices rated for where they sit.

In the garage: Garage outlets that went dead, a cracked or loose outlet at the workbench, and the breaker that feeds them.

In a 1980s or 1990s kitchen or bath: Cracked or loose outlets swapped for new ones, including GFCI, USB-charging, and tamper-resistant types, and switches that have stopped clicking cleanly.

In the laundry room: A dryer outlet that's loose or scorched, replaced with the receptacle its circuit is wired for, with its breaker checked on the same visit.

Behind a warm plate or a scorched outlet: The loose or burned connection inside the box is remade, with any scorched wire cut back.

At the panel: A breaker that has stopped holding: test and swap if it won't hold, for one listed for that panel.

Pricing

An Hourly Rate, Parts Extra

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

Labeled breakers and a clear path to the lanai or the garage save time on the clock.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

Lake Outlets to Warm Switches

Our house backs onto a lake. Do the outdoor outlets need anything different?

The rules are the same with or without a lake: every outdoor receptacle needs GFCI protection and a weather-resistant rating, and where rain can reach it, a cover that closes over a plugged-in cord. On a lakeside wall, look for cracked covers and rusted faceplates, since a cover that no longer seals lets damp air and spray into the box. Dock and lift power is a separate job, covered on our dock page.

The fan on our screened lanai hums and won't turn. Fix it or replace it?

We test it first. If the motor or its controls have failed, we'll tell you whether a repair or a new fan rated for damp locations makes more sense, and we check that the box above it is rated to hold a fan. A photo of the label on the fan's housing helps if you can get one.

Ours is a 1994 house. Are the original outlets worth replacing while you're here?

The ones that need it, yes: outlets that no longer grip a plug, are cracked, or show scorching. Point them out at the start of the visit; if there's time, they can be replaced on the same visit, billed by the hour like the rest of the repair, plus the parts. Each one is opened, so the wire behind a worn outlet gets checked too; a loose outlet and a loose connection can turn up together.

The garage outlet our freezer plugs into feels loose. Can it wait?

We wouldn't leave it long. In February 2026, Pasco County Fire Rescue responded to a house fire in Land O' Lakes, and officials determined it began with an electrical failure involving an outlet in the garage. A garage outlet often feeds a freezer or a second refrigerator day and night, and one that no longer grips the plug can heat up at its contacts. Move the load to a sound outlet if you can, and book the repair: the box gets opened, the connection behind the outlet is checked, and the outlet is replaced with the type that circuit needs.

A switch plate feels warm, and there's a faint burning smell. What should we do?

Stop using that switch and, if you can reach the panel safely, switch off its breaker. If there is smoke, sparks, or fire, leave the house and call 911. Heat at a switch or outlet indicates a connection problem; call us during office hours on the day you notice it, and leave the breaker off until the electrician has opened the box.
