Layered Lighting for Four- and Five-Room Homes|Licensed & Insured, EC13011268

When the living room is also the dining room, one ceiling light has to cover both. Kennedy Electric replaces worn fixtures, adds lights where a room needs a second one, and puts each on its own switch, so a smaller house gets light where each part of a room is used.

At a glance

Four or Five Rooms, Each Doing Double Duty

Nearly two in three Bayonet Point homes have four or five rooms, by census estimates, and the median is about four and a half rooms. In a house that size, a room often does two jobs: the living room runs into the dining area, or the kitchen opens onto the family room. Lighting there works better in layers within the one room than as a single fixture centered in the ceiling.

In a house still on its first wiring, a ceiling box may well be the one the builder put in, and a box is checked for what it can carry before a heavier light goes on it. Pasco County's no-permit list for single-family homes covers swapping out an existing fixture or switch, while a light in a new spot, such as the second light in a room doing two jobs, is electrical work that needs a permit.

How it runs

Getting a Compact House's Lighting List Ready

  1. 1

    A count of what's there

Each ceiling light, each switch that runs it, and a photo of both. In a four- or five-room house, that list tends to be short, and it shows which rooms are carrying two jobs on one fixture. Mark the spots where you read, cook, or eat, since those are where a second light belongs.

  2. 2

    The old boxes checked

An original ceiling box is opened and checked for what it's fastened to and what it's rated for before a heavier fixture, a pendant, or a small chandelier goes up on it. A box that can't carry the new fixture is replaced with one that can, and fastened to the overhead framing.

  3. 3

    Swaps and new spots, sorted

A fixture going onto a box that's already there is a swap. A light in a place that has none needs cable and a Pasco permit. We file for that permit and schedule the county inspection.

  4. 4

Switching that lets each layer work alone

The work light, the table light, and the room light each get their own control, with dimmers made for LED lamps. Each light is tested with its switch before the job is done.

What we cover

Layers of Light in a Smaller House

The light that does the whole room: A worn ceiling fixture replaced on its box, sized for a room that may hold a sofa at one end and a table at the other.

Light where the work happens: So, the cook isn't working in their own shadow: recessed lights over the sink and stove, and under-cabinet lights along a counter.

A second switch for a second job: A pendant, a small chandelier, or a pair of sconces over the part of a room that has a second use, on its own switch or dimmer, so that end can be lit for its own job.

Light to move through the house: A short hall or entry lit from either end, so nobody crosses a dark stretch to reach the bedrooms.

The bath mirror: Light that reaches a face from the front, from one fixture above the mirror or a pair beside it, in place of the old bar over the vanity.

Pricing

How a Lighting List Turns Into an Estimate

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

What changes the price is on the list itself: each fixture and its weight, how far a new light's cable has to travel to reach it, and how many dimmers the rooms need.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

Lighting Questions for a Compact House

Our Bayonet Point house has one ceiling light for the living and dining area. Can the dining end get its own?

Yes. A pendant or small chandelier over the table, wired from a new box and run from its own dimmer, lets a meal be lit while the sofa end of the room stays dim. The ceiling light that's there now can stay as the room light, on the switch it already has, so the change adds a layer without taking one away.

Our Bayonet Point house has four rooms. Should we add lights or replace the ones we have?

That depends on how each room is used. Where one fixture lights a room that holds two jobs, an added light on its own control does more than a brighter replacement could. Where a room has a single use, such as a bedroom, a better fixture on the existing box can be enough.

The bathroom light and the exhaust fan are controlled by one switch. Can they be split?

They can be. Splitting them takes a second switch, sometimes a wider box to hold both switches, and, where a single cable runs from the switch up to the light and fan, a new run between them. The estimator looks at what's behind the plate and at the ceiling before pricing it.

Can a small kitchen get under-cabinet lights?

Yes. Hardwired under-cabinet lights need a feed and a switch. The route from that feed to the cabinets turns on what's inside that wall, and the estimator checks it before pricing the run. The fixtures themselves need to be listed by UL or ETL.

Can the hall and bathroom lights turn on by themselves when someone walks in?

An occupancy or motion switch can replace a standard switch in many switch boxes, depending on the model, and it turns the light on when someone enters the room and off after the room is empty. The fixture and its lamps must work with the switch you choose, so bring the model number with your request if you have one in mind.
