Houses by Decade

Trinity Houses by the Decade They Were Built

Because building began after 1989, the wiring problems of older Florida houses are rare here: two-prong outlets with no ground, fuse boxes, and the aluminum branch wiring of the 1960s and 1970s. According to the census survey, about 4% of Trinity's homes predate 1990.

The same survey puts about one in five of Trinity's homes in the 1990s, nearly half in the 2000s, and more than a quarter in the 2010s. A house built in any of these three decades was built before Florida's code required a surge protector at the electrical service of a new house, which it has required since the end of 2023.

01

A house from the 1990s

These are Trinity's first houses. A panel that went in with one has been in use for as long as the house has stood, and so have the breakers inside it and the outlets and switches around the house. An outlet that no longer grips a plug and a breaker that trips with little on its circuit are how that wear shows up.

02

A house from the 2000s

A 2000s house was wired before the electrical code required a neutral wire at light-switch boxes, a rule that took effect with the code's 2011 edition. Some smart switches and dimmers need that wire, so a switch box in a house from this decade may not have what the device asks for.

03

A house from the 2010s

A 2010s house permitted after mid-2015, when Florida began enforcing the code's 2011 edition, was wired under the switch-box rule. The hardwired smoke alarms in a house from this decade are the first parts to come due, at 10 years, so a house finished in 2016 reaches that date in 2026.

Neighborhood flooding

A Trinity Neighborhood Flooded in 2012 and Again in 2024

Tropical Storm Debby's rain flooded a Trinity neighborhood in 2012. One resident reported as much as 4 inches of water inside some houses, Patch wrote at the time. After Hurricane Milton in October 2024, the same neighborhood flooded again, and FOX 13 reported water waist-deep in parts of it and no electricity.

Depth matters in a flood of this kind. A few inches of water indoors can remain below wall outlets and still reach cords, power strips, and appliances on the floor. When you call, say how high the water stood at your house. A house where the water reached needs its wiring looked at before the power returns, and we take that job. The devices that went under are replaced.

Mailing Name and Permit

The Name on Trinity Mail and the Office That Issues the Permit

Many Trinity addresses are written New Port Richey, FL 34655, because New Port Richey is listed as the preferred name for that ZIP code. Trinity isn't part of that city. When a Trinity job needs a permit, we pull it with Pasco County. New Port Richey's city rules don't apply here; an address inside the city limits goes through the city's Building Division.

Trinity FAQ

Good to Know in Trinity

Who repairs a streetlight that has gone out in Trinity?

Duke Energy is responsible for a streetlight fixture's operation and Pasco County for the condition of the pole, according to the Trinity Communities Master Association's streetlight page. The page asks residents to report a problem with the nearest street address and the number on the pole. The lights on your own lot are yours: a post lamp, the fixtures on the house, and landscape lighting are work we install and repair.

Billing and estimates

Billing on Trinity Jobs

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
