Commercial Buildings

Commercial Buildings Along Lecanto's Two Highways

Lecanto is at the geographic center of Citrus County, and State Road 44 runs through the middle of it. County departments keep offices here, the College of Central Florida's Citrus Campus and Lecanto High School are here, and the Citrus County Chronicle calls the stretch of County Road 491 through Lecanto the medical corridor.

One of those departments is the Building Division, which issues the electrical permits we pull, but it processes them online, so a job in Lecanto follows the same steps as any other job the county permits.

01

An office suite that becomes a clinic

When a medical practice takes over a suite that was built as an office, the electrical code stops treating some of its rooms as office space. In a room where patients are examined or treated, the code calls for two grounding paths on the circuits that serve it: metal conduit, or cable armor of a type approved as a grounding path, and a separate insulated copper grounding wire inside it. Cable that was acceptable for an office may not provide both, so a room that becomes an exam room can need its circuits replaced even though the outlets are already on the wall. Which rooms count is settled on the plans and by the inspector.

In a practice that's already seeing patients, we work on the days when none are scheduled.

02

Buildings that stay open to the public

A public counter stays open through the workday, and classes meet on a fixed calendar, so electrical work in a government office or a school is scheduled around the people using the building.

Exterior Lighting Limits

County Limits on Exterior Lighting for New Sites

The exterior lighting on a new commercial site here falls under Citrus County's land development code, and its design standards for nonresidential development set these limits:

  • Height: A light source without shielding can stand no more than 20 feet high. A shielded one can go to 35 feet.
  • Light level: Unshielded fixtures are held to 2.5 foot-candles, and shielded fixtures to 5.
  • Glare and spill: Light sources are shielded from the travel lanes so that drivers aren't caught in glare, and the lighting is designed to minimize spill onto neighboring properties.

A shielded fixture is what allows both the taller pole and the higher light level, so the fixture type is decided ahead of the pole height. The county can also ask for a lighting plan.

Lecanto homes

Power Outside the Home on a Lecanto Lot

01

The post that feeds a mobile home

On a mobile home, the meter and the service equipment stand outside on a post or pedestal. About a quarter of Lecanto's homes are mobile homes, by census estimates, and replacing a worn meter base or the feeder to one is work we do. Which power company serves a Lecanto home depends on the address, and we coordinate the shut-off with whichever one it is.

02

A septic repair that needs a circuit

Parts of Lecanto may fall inside the state's Kings Bay springs focus area. In a focus area, a repair or modification to an existing septic system has to include an enhanced nitrogen-reducing system, the Florida Department of Health in Citrus County announced. Some of those systems run on power.

That can split the job between two offices. The septic permit comes from the Department of Health, and the county lists an electrical permit for some system types. Installing septic power is work we do. Your septic contractor handles the treatment unit.

Frequently asked questions

Citrus County's Inspection Schedule

Can the county inspect a panel change on a Saturday?

No, Citrus County doesn't perform inspections on Saturdays, Sundays, or holidays. A next-day inspection has to be requested by 3:30 p.m. the day before, and the county says it can't promise the date requested: an inspection not completed that day rolls over to the next business day. We schedule the inspection, and someone has to be at the property to give the inspector access.

Residential and Commercial Pricing in Lecanto

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

03

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
