Is your Brookridge home a manufactured home? Three out of four homes here are, and the way power reaches one differs from a site-built house before it ever gets to the panel.

Call (352) 251-2795, Monday through Friday, 8 a.m. to 4 p.m., or send a request online. Calls after hours are returned the next business day.

Brookridge homes

How Power Reaches a Brookridge Home

Of the 3,099 homes in the census estimate for Brookridge, 2,325 are mobile homes, the census term for manufactured homes, and 714 are one-unit detached houses. The median home was built in 1989.

01

The post, the feeder, and the panel inside

A manufactured home's meter and main disconnect can be mounted on a post or pedestal beside the home, rather than on its wall, with a feeder running under the home to the panel inside. That makes three places a fault can hide: the equipment on the post, the feeder and its connections, and the panel. A post that leans, a meter can that's rusted through, or a feeder damaged under the home all belong to the service rather than to any one circuit.

02

Adding a circuit to a manufactured home

A new air conditioner, a dryer, or a range asks the home's service for more than it may have been built to carry. Before we add a dedicated circuit, we check the panel's rating and the feeder that serves it. New wiring under the home is routed and secured clear of the tie-down straps and anchors that hold the home in place.

Community Guidelines

New Homes, Wells, and Spas Under Brookridge's Guidelines

Brookridge Community Property Owners, Inc. describes Brookridge as a gated, deed-restricted manufactured-home community of about 2,800 homes on private streets. Its architectural guidelines, last revised in May 2025, settle where several kinds of electrical work can go.

01

Setting a new home on an open lot

The association says vacant lots are still being used for new homes. A home placed on one must be new, no more than three model years old, single-story, and come with a carport and a utility room. The floor plan submitted to the association must mark the location of the electrical pole and meter, and the application makes the owner responsible for any WREC correction requirements on the lot or its easement. That marked spot is where the new home's service starts, so it's worth settling with us before the plan goes in.

02

Wells and spas

A private well requires the board's approval and permits from the Southwest Florida Water Management District and Hernando County, and must be located at least 10 feet from the property line. The pump circuit runs to wherever the well is approved.

A hot tub can't sit in front of the home's back wall unless it's under the roof of an enclosed lanai or porch, or in a carport. Its disconnect has to be within sight of the spa, so the approved spot decides where that goes as well.

Carports, Sheds, and RV Ports

Carports, Sheds, and RV Ports in Brookridge

01

Receptacles under the carport

The guidelines set a Brookridge carport at a minimum of 20 feet long and 8 feet wide. An outlet under that open roof counts as an outdoor receptacle, so it gets GFCI protection and a weather-resistant cover.

02

Power for a shed

A freestanding shed is allowed only under the carport, and any other shed must be attached to the rear of the home. Either way, the shed sits against the home, so its light and outlet come off the home's own wiring on a short run, with no trench across the lot.

03

An outlet for the RV

The guidelines also allow an RV port, a raised roof over the carport sized to the owner's RV. An RV outlet under it draws on the same service as the home, so its size depends on what the home's panel and feeder can spare.

Billing and estimates

What You Pay and When

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

Brookridge FAQ

Brookridge FAQ: Utility, Permits, Location

Is Brookridge part of Spring Hill?

No. Brookridge is its own census-designated place. State Road 50 runs along its southern edge, with Spring Hill on the other side, and the Suncoast Parkway runs along its east side. Both are unincorporated Hernando County.

Where does an electrical permit for a Brookridge home come from?

From the Hernando County Building Division. We get the permit from that office when a job requires one.

Which power company serves my home?

Hernando County lists WREC and Duke Energy among its providers, and your electric bill confirms which one serves your home. It matters for service work, since that's the company we coordinate with to cut power at the meter.

How long is the drive from your shop to Brookridge?

Around 9 miles along State Road 50, roughly a 17-minute drive.
