EV Charger Installation in Pine Ridge, FL

Level 2 Charging for the Attached Garage, the Detached One, or the Carport|Licensed & Insured, EC13011268

On a Pine Ridge lot, the recorded deed fixes where each building stands: the attached garage required of a main house, an optional detached garage, and any carport. The building where your car is kept overnight sets how far its 240-volt circuit has to travel.

Where the Deed Places the Garage, and What the House Already Draws

Under the community's recorded deed restrictions, a main house in Pine Ridge must have at least a two-car attached garage. The same deed allows one detached garage between 600 and 1,200 square feet, starting behind the house's front line, and places any carport behind the house's rear line. So a car here can spend the night in one of three places, and each of them sits a different distance from the panel that will feed the charger.

About 4,870 of the 5,040 occupied homes in the Pine Ridge census area heat with electricity, going by five-year Census Bureau estimates. On a cold morning, electric heat is among the largest loads a house carries, so the load checks account for it before adding a charger circuit. The association lists Duke Energy as the community's electric company, and your bill shows which company serves your address.

How it runs

Following the Circuit Out From the Panel

  1. 1

    At the panel

The estimator opens with the panel: its capacity, its open spaces, and what already runs on it, from the air handler's heat to the water heater and the pool pump.

  2. 2

    Out to the building

For a detached garage or a carport, the estimator paces off the path from the house to that building and measures it. The length sets the wire size, and the route sets where the trench goes. The written estimate then follows by email.

  3. 3

    The county and the committee

We apply for the Citrus County permit and schedule its inspection. If the job involves a new building, the deed requires that your plans for that building be approved by the Architectural Design Committee first, and the committee receives a copy of the final permits once the last inspection passes, within a 30-day window.

  4. 4

    Back at the car

At the far end of the run, the charger rises to the car's location and connects to the new circuit, completing the path that began at the panel.

What we cover

Garages and Carports Under the Deed

The attached garage: The deed calls for one on a main house, and it is often the shortest run. A 14-50 outlet accepts a portable cord with the matching plug, so charging can start right away, or a hardwired wall unit is wired on its own circuit, up to 60 amps, sized to the label's requirements. Either way, the equipment has to be UL- or ETL-listed.

The detached garage: Wherever it stands on the lot, the circuit leaves the house, runs out to the building, and comes up at the wall where the car's port will face. If the garage already takes power from the house, the charger is added by enlarging that one feed, because the code allows a detached building a single supply.

A carport behind the house: This is usually the longest run on the lot. The charger here sits under a roof but out in the weather, so the unit must carry an outdoor rating, and it is mounted where the cable reaches the car without crossing the drive.

The panel behind all three: Whatever building the car uses, the circuit starts at the house's panel. That panel's room matters as much as the distance, and if the load check comes up short, a panel change or a load-management device becomes part of the plan.

What Sets the Size of a Charger Job

01

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

02

The distance from the panel changes the price. On a Pine Ridge lot, the price follows the building: the attached garage needs no trench, while a detached garage or a carport behind the house adds a run of its own length, and any panel change or load-management device the load check calls for appears on the estimate as a separate option.

03

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Common questions

Garage Plans and the Committee

We're adding a detached garage for the second car. Should the charger circuit go in while it's built?

That's the easiest time. The run from the house can be planned once, with the conduit sized for the charger and for whatever else the building will power.

The deed lets our detached garage stand beside the house. Is that a shorter run than one out back?

A garage closer to the house shortens the run, though the circuit still leaves the house to reach the building. The estimate accounts for that length.

Our carport is already standing. Can a charger go on it?

Usually, with an outdoor-rated unit and a circuit long enough to reach it. Because the deed sends exterior changes to existing structures through the committee, check with the ADC whether it wants plans for a unit mounted on the carport before the work is booked.

Could we put up a carport beside the driveway for the charger?

Not beside the house. The deed allows a detached carport only behind the rear line of the house, so a new one for the car, and the charger that goes with it, would stand out back.

We're building a new house in Pine Ridge. When should the charger circuit be planned?

Before the walls close. Tell your builder you want a 240-volt circuit to the attached garage. During new construction, the electrical permit is sometimes the builder's and sometimes ours, depending on how the job is set up, and the charger can go on that day or later.
