After a Flood

Wiring That Got Wet in a Port Richey Flood

If floodwater reached the height of your outlets, any wiring that got wet must be replaced, and the replacement needs an electrical permit and an inspection. The City of Port Richey says so in its hurricane guidance for residents, citing the Florida Building Code. Water can permanently damage an electrical system, it explains, and salt water, which is highly corrosive, can weaken wiring over time until it becomes a fire hazard. Before the power goes back on in a flooded house, we check the wiring the water reached. Until that check is done, don't turn anything back on, and don't touch the panel if it got wet or the floor in front of it is wet.

The Port Richey City Limits and the Permit Office

Inside the city limits, permits and inspections come from Port Richey's own Development Services department at City Hall on Ridge Road. Outside them, at addresses that still say Port Richey, the office is Pasco County Building Construction Services. The same split applies to a shop, a restaurant, or an office.

Port Richey is not New Port Richey. They are separate cities, each with its own building department and its own rules. If your address says New Port Richey, start here:

Jasmine Estates and its 1970s houses

Jasmine Estates lies outside the city limits, and census estimates date nearly half its homes to the 1970s. For a house from that decade that has never had its panel or wiring updated, start with one of these:

Docks, Air Conditioners, and Businesses

Docks, Raised Air Conditioners, and Flooded Businesses

01

Boat lifts on the city's canals

A large majority of the canals here are inside the city limits, according to a July 2026 newspaper report, so the wiring for a boat lift on one answers to the city's dock and boat-lift checklist. For work on the water, we carry USL&H (Longshore) coverage.

02

A replacement air conditioner, 3 feet up

The city requires a new or replacement air conditioner in a flood zone to be elevated at least 3 feet and anchored down. Raising the unit raises its disconnect switch and lengthens the circuit that feeds it, which is electrical work alongside the air-conditioning contractor's.

03

Stores, offices, and restaurants after a flood

We do commercial electrical work for stores, offices, and restaurants in Port Richey, from a single repair visit to the wiring for a renovation. One restaurant in Port Richey took in 4 feet of water during Hurricane Helene and reopened remodeled, with new equipment and a redesigned kitchen, according to a news report of its operator's account. That wasn't our project.

A flooded building's wiring is checked before its power is restored. Until then, leave everything as it is, and keep staff away from wet equipment and its cords. When a rebuild redesigns a kitchen, the equipment circuits follow the new layout, and so does the kitchen hood's electrical tie-in.

Port Richey FAQ

Port Richey Specifics Worth Knowing

Does swapping a light fixture or a ceiling fan need a city permit?

The city says replacing a light fixture or a ceiling fan needs no permit, though it adds that the work may still require a licensed contractor. An electrical permit is required when a circuit is added or extended, a new service is installed, or the service is changed; for example, a fan where there was never a fixture needs one.

Our EV charger was flooded. Can we plug the car back in?

Wait until both have been checked. The city tells EV owners to unplug from the charger before a storm, not to recharge a vehicle that was submerged or exposed to salt water, and to have it inspected by a licensed professional before using it again. The charger's circuit is wiring like the rest of the house, so if the water reached it, have it checked along with the other flooded circuits. Don't use the charger in the meantime.

What We Charge for Port Richey Work

01

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

02

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

03

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
