County Line and housing
On the Pasco Side of the Line
Spring Hill mail, Pasco paperwork
Shady Hills is an unincorporated community that borders Spring Hill to the north, and the Postal Service uses the Spring Hill name for ZIP code 34610 on the Pasco side. The county line still governs the paperwork. Permitted electrical work at a Shady Hills address is filed with Pasco County Building Construction Services, even though Hernando County handles the same work a few streets north.
Half mobile homes, half houses
The American Community Survey counts 4,457 homes in Shady Hills: 2,151 mobile homes, 48.3% of the total, and 2,239 single-family detached houses. The median year built is 1990.
On a mobile home, the service equipment usually stands on a post beside it, so repairs often start there. On a site-built house, the meter and panel are on the wall, and the wiring runs through the attic. Knowing which one you have before the visit helps us bring the right parts.
Storm damage
After a Tree Comes Down on a Shady Hills Home
A large tree was uprooted onto a mobile home when an EF0 tornado formed west of Shady Hills on May 12, 2026. The tornado stayed on the ground for less than a mile; the Weather Service's survey put its peak winds near 85 mph, and most of the other damage was snapped limbs and branches.
Beside a mobile home, a tree like that can snap the post that holds the meter. Before power goes back to a damaged service, we check the post, the meter base, the feeder, and the home's panel, and replace what the tree broke.

What Shady Hills Homes and Roads Ask of an Electrician
Electric heat on the first cold morning
The census finds 3,671 of Shady Hills' 3,856 occupied homes heated by electricity. Electric heat strips are among the largest loads a house carries, so a worn breaker or a loose feeder connection here can show itself the first cold morning the heat runs hard.
New commercial space along Shady Hills Road
Offices and retail space have been planned along Shady Hills Road east of the Suncoast Parkway. Pasco won't allow a new commercial building to be used, even for interviews or staff training, until it has a permanent certificate of occupancy. The electrical final is one of the inspections that come ahead of that certificate.

Booking and billing
Booking a Visit
Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.
We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.
We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.
Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.
