The mirror is still fogged 10 minutes after the shower's off. The towels stay damp. The fan is running, and it sounds busy, but the air isn't going anywhere.

We install and replace bathroom and laundry exhaust fans, sized for the rooms they serve and wired to controls that run them long enough to clear the rooms.

Why a Fan Stops keeping up

Dirty or Too Small: Why a Bath Fan Stops Clearing the Air

01

Dirt and lint

A bath fan pulls in dust with every shower, and a laundry fan pulls in lint. It collects on the grille, the blades, and the motor. The fan still hums, but it moves a fraction of the air it was built to move, and a motor packed with dust runs hot.

02

A fan too small for the room

Exhaust fans are rated in CFM, the cubic feet of air they move each minute. The industry guideline for a bathroom up to 100 square feet is about 1 CFM per square foot of floor, with more for larger rooms, separate toilet rooms, and jetted tubs. A fan sized for a half bath can't keep up with a shower. The same goes for a laundry room holding the heat and damp of a running dryer.

03

Where the air ends up

Damp air has to leave the house through a duct that ends at a roof or wall cap outdoors. A fan that empties into the attic, or a duct that has come loose, been crushed, or sagged, moves the moisture up a floor and leaves it there. A long or kinked duct also cuts the fan's airflow below its rating.

04

Controls that run it long enough

A fan switched off on the way out of the room leaves the job half done. A timer switch or a fan with a built-in humidity sensor keeps it running until the room has cleared.

We don't install attic fans or whole-house fans. For those, call an HVAC contractor.

How a Fan gets replaced

Fan, Duct, Switch, Test

  1. 1

    1. About the room

Its size, whether it has a shower or tub, and what the old fan is doing. A photo of the grille and the switch helps.

  2. 2

    2. Look at the fan and where it vents

We check the fan, its wiring, and where the duct goes, which is where the attic access comes in.

  3. 3

    3. Install

The new fan goes in, connected to its duct and wired to the switch or control you choose.

  4. 4

    4. Run and check

The fan is run at its settings, and we confirm it's pulling air and the control works.

Fan pricing

Attic Access and Fan Size

01

We don't do upfront pricing. No job has a standard price with us: each one is tailored to the property and the work you've asked for, and priced once we've seen it.

We offer free estimates on installs, upgrades, and replacements in our service area. Estimates aren't free when the job needs troubleshooting or testing to price, falls after hours or outside our service area, needs several meetings to gather information, or is new construction or a custom remodel with multi-party walk-throughs. For most jobs, estimates arrive by email by the end of the next business day, and quotes are good for 30 days.

02

Custom homes and large or multi-phase projects are estimated as soon as we can, or on the timeline your project sets.

03

Repair and troubleshooting visits are billed by the hour from arrival: $100 residential, $150 commercial, one-hour minimum, then half-hour increments, plus materials. No trip charge and no service fee. No hidden fees: the 3.5% surcharge on card and ACH payments is listed in our terms.

Our warranty

04

If something we installed fails because of our workmanship within 30 days of completion, we waive the hourly labor to put it right. Materials Kennedy Electric purchases for your job carry the manufacturer's one-year warranty. To replace defective materials we supplied, or materials damaged by storm, flood, fire, or other acts of God, we charge a reduced warranty labor rate of $50 an hour residential and $75 an hour commercial. The warranty does not cover materials not purchased by Kennedy Electric, work performed by the customer, or materials the customer purchased or damaged. Our warranty terms are printed on the estimate, the invoice, and the receipt, and the product boxes stay with you so you can register each product with its manufacturer.

Frequently asked questions

Noise, Run Time, and Cleaning

Can I clean my exhaust fan myself?

The grille, yes. Turn the fan off at the switch, pull the grille down, and wash it. For anything past the grille, call us. If the fan still hums and barely pulls air once it's clean, the motor may be worn or the duct blocked.

How long should the fan run after a shower?

A good rule is about 20 minutes after the water goes off.

Why is my exhaust fan so loud?

Worn motor bearings, a housing that has worked loose, or a small or crushed duct the fan is straining against. Fan noise is rated in sones, and a lower number means a quieter fan.
